If you want to know about the hotel market why didn’t you just ask the resident hotel guy? As my flair indicates I own 40 uppermidscale hotels exactly like the ones he is talking about. All of my hotels are Marriott, Hilton, IHG and Hyatt located in 6 western states. Basically what he is saying is true. I’ll mention a few headwinds and tail winds. Positives - revenues continue to increase due to our ability to raise rates and the booming travel market - June was my highest single RevPar (revenue per available room) in company history. In my over 3000 rooms we ran 85% occupancy at a 145 dollar rate which is well above anything I have ever seen - new hotels are so expensive to build (I have two under construction) that a lot of places they don’t pencil out so the upcoming pipeline has been cut off and new supply will be muted over the next few years. Cons/headwinds - labor costs and other expenses are up big. So far the increase in rates has offset them but if we were to see a pullback and things slowed causing us to lose pricing power it would be really bad for margins - this is a high debt business. Nearly half a billion in debt just for a little guy like me. My debt has all been on 10 year terms and I still have a few years left before it all starts to need refinanced and I’m gonna pay 200bps over what I am paying now when it does. My average blended rate is currently in the 4s and in 24 months it will prob be 100bps higher - renovation costs are high. I used to do full Reno’s for 25k a door but now it’s closer to 40k. Anyway I think the OP is right. Not a quick play but I think if you have a few year outlook the hotel REITS are a great place to be. My pick in the space would prob INN. They are a solid group I’ve dealt with many times on acquisitions. Stock has been super beat up and trades at a discount in my opinion.

NXTD is near resistance, unlikely to run much more before it dumps back down, plus its in a 5+ year downtrend. AVCT just confirmed an upside reversal after just a 6 month downtrend and has potential to 5x, could go 2-4x within days or weeks, also has the least downside potential should any manipulation fuckery come out of left field, and maybe most importantly, bag holding is literally not possible because it’s fundamentally worth 2x where it currently trades based on a conservative DCF valuation/fundamental analysis INN at best could 2x but technicals still need work before you can safely say you’re entering with upside momentum behind you, chart looks better than NXTD but nowhere near as much clarity from a TA standpoint as ACVT Disclaimer: as someone who’s portfolio is usually 50-70% deep value + squeeze plays, I’ve been in INN, made a decent trade but got out bc risk/reward wasn’t great, and currently my biggest position by a large margin is ACVT with a short term price target to take profit and close 1/3 of my position at $5, then close another 1/3rd at 10, & hold the rest long term

Bull here. I agree with you on the "travel" type stock, except airline. I am involved in the industry. Hotel occupancy rates tie into all of these areas you discuss and those that hung on and remained (kind of) open will crush it this summer. They have nowhere to go but up. The stats reported and what I actually see are vastly different. Reported occupancy rates overall hovered around 40% last year. Actually likely around 15%. Much lower for high-end properties. Now reporting an upswing to 50%+ but they are closer to 80% and we are beginning to see properties selling out over weekends. Haven't seen that since before March 2020. Folks are staying at the economy (Quality, La Quinta, etc.) and mid-level properties (Hilton-Hampton, Hilton Garden, Marriott-Fairfield, Towneplace, etc.). The high end travel market will take longer to recover. INN, RLJ, CLDT, APLE, SVC (tied into hotel, food, gas), HST (slightly on the higher end), STKS (restaurants). I also have AHT. It's a wildcard but inexpensive. Under $3 now but will be either worth $15 or pennies.

Looking at AIV, MAA, and possibly AVB (but I don’t like AVB’s positioning for a rent based housing market that is focused on avoiding the city, which wfh has made much more viable.)
