Here in the UK our median wage is £35,000 pa ($64k AUS roughly) before tax (20%) Average cost to rent a property is £868 ($1600 AUS approx) PCM this is before bills and land tax etc. Fuel is £1.26 per litre ($2.30 AUS) which would be $8.08. Imo its fucking cheap in Aus
***Owning a house is great as you are paying equity towards your house rather than paying equity towards someone elses house. Also as a landlord and homeowner I ensure to have extensive insurance policies over all properties so that there are no nasty surprises which I would have to compenstate for. Also, I would like to point out, rent PCM is naturally higher than a mortgage repayment PCM as the landlord needs a small margin to cover such overheads as maintenance, insurance, licensing fees etc. If you couple a mortagage repayment with an insurance policy it would be the same or if not cheaper to own a property. As you stated the only struggle is for those who cannot save for a deposit will simply never own a house. I saved money from 14y/o for my first house, I bought a shithole (22y/o) refurbished it and sold it, this gave me huge capital to move on. 6 years later I have created a brilliant system which goes like this... Buy and sell, buy and sell, buy and keep. Buy and sell, buy and sell, buy and keep. Etc etc. Now 28 y/o with a portfolio of over 12 houses bought and sold and 4 rental properties I can say this system is very effective. In short, I think if you're an investor, it would be insane to own a single property to just live in, when it is literally the easiest way to make a healthy income. Short term sacrifice long term gain.
