Based on what OP says, this doesn't seem 'that' easy. If condos are 70K then a single family home could be 10-20% on top of that. He says its a small town between bigger cities. We're not sure if that means a large commute between them or not. If those are highly populated HCOL cities then the demand may be there for renting out multiple properties. I'd suspect however that in the OPs smaller town, the prevalence is in single family residences and those living in the other market may consider buying their own property in his town. He'll need to aggressively price the rent so that it's cheaper than a note on a SFR, that too could hamper his plan as he should be also retaining an upkeep of 6% of the home value annually for depreciation and will need to repay the mortgage note. It all depends of the markets in those bigger cities and if the distance for commute and the rental pricing OP can offer is competitive vs that time and expense of living in the bigger city (closer to location of employment for the would-be renter) with all that said, I think you're offering some solid guidance here and I truly hope this works out well for the OP and that he follows up with us in the future

It's not about how many different cryptos you have you cant just hold one asset class. If you don't like stocks or bonds go buy some SFR properties or something like that, or even some RIETS..... Any asset can be manipulated with enough cash....

Imagine a scale from full control of your investment to no control of your investment. On the full control side, you'll go out and buy your own property and manage it yourself. You have full control, but it requires a lot of work. It's also harder to scale forcing most investors to only invest locally. On the no control end of the spectrum, you have REITs. You do no work, but you also have no say in where the properties are and how to specify the exposure of the REIT. For example, if you want only exposure to SFR near downtown Oakland, CA, then you're out of luck. No REIT offers this specific type of exposure. So, typically people just pick between the sliding scale of control vs how passive the investment is. When you maximize one benefit, you minimize the other one. More control equals less passive and vice versa. The goal of our offering is to break this sliding scale. You can now tailor your own portfolio by investing in very specific SFR assets of your choice. However, the investment is still very passive. So now, you have quite a bit of control, but can still remain passive and even invest out of state easily.
