This is actually a good question. In a sense the answer is yes. While on paper REIT's make money from renting, many REITs make signifant profits from buying and selling properties. It depends on the REIT...some are buy and holders...but some are flippers. You won't see the flipping show up in FFO or AFFO...but it's there and advanced REIT investors do focus on this. Part of the reason REIT's like to flip/churn properties is they prefer "fresh blood" with long fake depreciation schedules they can use to reduce pass-through taxes. It's crazy the government allows them to do this. Some REITS (like IRT I invested in) do a poor job of churning and this can actually be a stealth drain on the company. For others, like WELL, it's the hidden reason the stock was doing so well. It wasn't rent...in WELL's case the management was doing a terrific job of flipping medical care facilities. And you wouldn't know this by looking at AFFO numbers.

Annuities are contractual obligations. The terms of both the annuity and the trust need to be reviewed to see what options he actually has. This feels like a Medicaid or liability planning process. Do you know why he bought the annuity and wrapped it in an IRT? Is he exceptionally wealthy?

LOL. "give me an example." Here. "One example doesn't count!" Pick a product. Find me an US made version that is cheaper or even the same price. Workboots. Red wings start at $180. USA made start at $230. Bed sheets. Red Land Cotton has a "basic" USA king sheet set, and $240. American Blanket Co sells a set for $180. I can get imported sheets at Kohls for $50. BBQ grill. Huntington grill is $220 for a single burner model. Charbroil start at $120. You fish? There are American reel manufacturers. IRT, Melton, and Bates as examples. They make great stuff. You're not getting an $80 combo at Bass pro. You're dropping 350-400 on the reel alone at entry level. Now n=5 and I'm batting 1.000. I'm not against buying US made products. I intentionally do when I want a higher quality, longer lasting item and have the time to plan for the purchase. For a lot of families that's going to be a huge lifestyle change. It will have an impact on the economy. Meanwhile we are burning our tourism industry to the ground. That's a balancing industry that we seem to be ignoring.

I use Bollinger (sp?) Bubbleform to eyeball mostly. But it hard to just "see the flip" hapen8ng until the profit percentage has decreased enough to show, IRT , the profit that is still left to access. His information seems much more clear to use. I don't know how well it may work , for me, until I can try it in my trade movements. But I agree with a few other posters, it more than likely just, " Come to my discord and sub to hear me flap my lips." Hope I'm wrong though.

Completely agree, I am much more interested in short term. I don't see the Fed dropping rates anytime soon, and I think that the days of low interest rates are behind us. Low interest rates amplify income inequality. If they drop again you'll see real estate prices blow past ATH, making property ownership even more out of reach for majority of population. Plus the Fed will be very cautious about fueling inflation. So yeah, short term > long term IRT bonds.

Photonics industry is growing. Intel, Innolight, Cisco, Finisar, Neophotonics, IRT,... various companies design and/or sell optoelectronic semiconductors in different forms, mostly optical engines used for data traffic in and between datacenters. As already mentioned, these companies use discrete microoptics or TOSA/ROSA approach, they use lots of components, assembly and alignment. They have limited scalability because they do everything "by hand" so there is no space for high channel count products and their products are relatively expensive (up to +50% compared to POET). Intel has te largest % in the market now I think. As far as I know, POET is the only company that flip chips and does wafer-scale fabrication and uses improved technology. POET drastically reduced the number of build/test steps and drastically improved performance results, for example they have the industry’s best fiber to Interposer coupling loss < 0.5dB, great eye margins, and smallest 100G optical engine. Also interesting is that the equipment (CMOS equipment) used by POET to fabricate their products are also used to fabricate conventional, electronic semiconductors, so there is no need to buy or use expensive devices (which cost a lot of money). POET can simply use the equipment that already exists, so no need for expensive machines. There are others that say they have waferscale assembly but no company actually proved something. POET showed everything on various world-class conferences and already got 6 committed customers, a lot of critical acclaim and a bunch of companies that are receiving beta samples at this very moment. I am not afraid of competitors because POET really solved major issues here. POET is 5 steps ahead of competition. Really, POET is really great tech, probably the best out there.

It would have moderated the mess we are in now. He was banking on transitory inflation for far too long when the average joe off the street knew that thesis was incorrect. IRT the SnP, I would expect it to drop quite a bit more than this especially as Omicron lingers. I have seen a lot of claims that covid is going endemic soon, yet none of those claims come from Virologists. There is far too much optimism about covid going away this year.

Agree but TikTok is def another beast than the others given the data sovereignty issues and that US/China might implement bans etc for political purposes. A ban of an individual app is not helpful anyways IRT meaningful data protection imo. If US really cared about protecting US user data they should create federal privacy laws. There is no US equivalent to the cross-border transfer “prohibition” to states that do not offer sufficient data protection such as the one GDPR has. There are thousands of Chinese apps in the App store that transfer user data to China. US companies like Google/FB indirectly transfer a ton of data to Chinese advertisers. Nobody really cares unless they can score a political point.

Caveat Emptor IRT movie stock. CNBC and Cramer's final criminal acts prior to incarceration appear, IMHO, to be a massive pump-n-dump on AMC. Take note that Adam Aron has ties to Apollo, and even Citadel. Do a little googling before you downvote. Adam loves to dilute the stock and AMC is still $4B in hole. Only bet what you can afford to lose. I've not seen much of a turnaround plan. I hope Adam has something more substantive than the lovely charms of Ms. Kidman selling the status quo. All this said I did hold aXXXX of AMC; I bought in at 8$ and I've converted most of my stake to GME simply because the fundamentals are much better. Zero Debt will stop the shortfucks in their tracks. AMC's 3B+ debt could result in a bankruptcy where stockholders are 100% fucked. Do your research; and keep reading.

I am not sure if you know the steps to hiring an IRT. What is involved with a cybersecurity company if they are dealing with an outage. They do not get involved without permission. They get paid by insurance company as long as the affected company approves the work. The amount of money for resolutions is huge. It should start at about a million and go bigger. The Apple name really gets people going, but they don't help with anything other than UI and cash. Battery production is still the main limit to EV growth (with charging a secondary, but growing concern) and securing capacity takes awhile regardless of who you are. The car industry already has its own Apple (IRT brand loyalty and software design) in Tesla anyway.

If they are fully integrated and own the transaction costs they can make money without it even being a hot market. There are def some risks of them being bag holders, but I think Op is right IRT most owners are on 2.5 - 3.5 % vs ARMs, and if the bubble is popped, it won’t be as violent. I hate the industry as a whole and think it’s ripe for disruption, vertically integrating the buying and selling process by temp owning the home is an interesting way to get in. Especially with so much money sloshing around right now.
