The good thing now is, institutions can actually calculate the worst case scenario and properly evaluate what the fair share value is now. They know the fully diluted share count and any good news in Aug will only sweeten up the deal. Best comparison is REI, in which they restructured off an equally as toxic cap table. Now REI is being valued at x3 x4 of EBITDA with a 300m market, and they produce less than PROP. If PROP does a simple rerate and has x 3 EBITDA - Debt, they should have a 300 - 400m market cap. 120m shares on a 300m market cap = $2.5 per share

Looking at new stuff on a website is nothing. It might look good but often washes weird and fits strangely. They really need to go back to basics and a few things have lately, but their time is pretty much up as far as clothing goes. Their biggest trendy seller in the last 5 years has been the belt bag and if they spent a little more time on their bags, I actually think it would be a great space for them (I exclusively use lulu bags at this point despite having much more expensive ones, because they’re GOOD) but they regularly discontinue basic colors and styles so they shoot themselves in the foot there. The quality and design are great, though. They’re not coming back, and I’m tired of having to be the woman who actually follows both the market and influencers on these posts to point this out. Free people’s fpmovement and Vuori are sold at their own stores but also in REI, Nordstrom, and other retailers now. Lulu’s penchant for offering limited color palettes and styles that they retire so early makes them less attractive than the Amazon dupes at 20% or cheaper of the cost. Lulu has no debt going for them, but their trend cycle was fading and the belt bags might have been the last big thing we see unless they can innovate again.

This analysis feels delulu, and I say that as someone who wears a lot of athleisure. Lulu’s time has come and gone. Their prices and materials aren’t great, save for scuba hoodies, but once you buy a couple of those, you’re set. I use lulu bags and wallets still because they’re great utilitarian purses but that’s about it. Their wide leg pants sucked. They suck at adding pockets and they suck at innovating quickly. Vuori is Gen Z athleisure and they’ve won me over, too. Softer, more basic, sun protective. I own more Vuori than lulu and they sell at REI too, so I get the rebate. Lulu isnt turning around. We’ve moved on.

With PROP, I’ve worked directly with those guys for a number of years. If you wouldn’t leave $100k cash and your wife alone with anyone on the management team, then you shouldn’t invest with them. It’s hard when you don’t know them personally though. I dig deep in to backgrounds. I like to see what they have accomplished. What type of experience they have . Who their inner circle is. It’s usually generally easy to spot the liars and bad CEO’s pretty quick. If they hype the stock or say things that don’t end up being true, that’s a massive red flag . If a ceo says they have a contract coming within 6 weeks, there better be a contract announcement in 6 weeks, or I’m pulling my money. With my business, and other oil / gas companies, your word and reputation means more than your pricing and services . A few of the PROP guys are cool to hang with at the bar . But they will also be the same guys using the company credit card to buy the whole bar a round of shots. The ceo of RZLV is the same way. He’s shady. Shit he says doesn’t add up. He has a bad background. He hypes the stock too much. He dilutes after saying they won’t . They have major losses after claiming profits. There’s a number of companies that have CEO’s like that, and you can basically guarantee they will fail over time , or at least until they change the whole management team. I’d suggest getting LinkedIn , social media , Reddit , and other platforms that allow you to dig in people’s background. Also, oil and gas is just a terrible business to buy stock in. I only buy if oil prices collapse to something stupid low, then I sit and wait for 1-2 years , or until it recovers. You can try to time a war like this Iran crap, but I guarantee there will be a lot of people stuck in all these oil stocks because they bought the top. For some reason, oil companies aren’t valued very high like a tech company. I’d be looking for fair value before entering any position in an oil company. Even then, it’s a gamble. Oil stocks didn’t get any of the bull run last year. Companies like REI and KGEI were trading at prices so cheap, you could have sold off their land and wellsite equipment, and gotten more cash than the market cap was trading at

REI is a small cap oil E&P that has been around for decades. Consistently paying down debt and generating alot of revenue. Highly sensitive to oil prices (in a very good way). I experimented a bit this year. I wanted to upgrade my camping gear, but instead of waiting until this weekend I started shopping Labor Day weekend when REI sent me a "20% off anything" coupon. Shopped from several different outlets with discounts for new customers and some "end of season" sales. Items included tent, sleeping bag, sleeping pad, rain jacket, backpack, and cooking gear. Minimum discount was 20%. I went around the web this morning checking how I did. One item I could have gotten an additional 5% on if I had waited until now. One other item the manufacturer had a 25% "end of season" discount last month that was up to 35% today. So if I had waited until today to shop, I would have saved a total of about $20. What started out as "Get a $2000 TV for $600 if you camp out overnight" has become "wait around all year to save enough for a fast-food meal".

Only thing stopping me is I think of it as diversification. It’s 20% of my investment portfolio. We don’t talk about a recommended % for RE but I think it should be the norm. No one talks about it or puts it into recommendations because they all want to manage your portfolio and they won’t get paid on REI. Also, your interest rates are amazing so I would be hard pressed to give those up. Also taxes will suck if you just roll it into stock.

I think the main concern I would have from a REI standpoint is that the return is fairly poor while also still holding an above average level of risk. Since the buildings current return is so low, any level of vacancy absolutely crushes you, and since the partners business is the tenant it makes it even higher risk. I have been in real estate for a lot of years and the only absolutely stringent rule I hold, is if it returns less than the standard long term federal notes, it’s a poor investment and I don’t touch it. On a residential property you should be shooting for .8-1% of the properties value per month in return, commercial I shoot closer to .4-.6% a month since those buildings tend to be a little heavy in valuation historically in America. To be honest part of this seems poor to me investment wise because you are taking 50% of the assumed risk while your partner gets what seems to be a pretty ideal lease rate and is essentially paying himself half the rent each month. What size is the building? In your area you should be seeing between $14-18 per square per year NNN for a small space and significantly more for one greater than 30,000 sq ft.

i guess scalability is a relative term.. you still need some cash. Also, just realize what will you do later on.. Most REI get flustered with the taxation on capital gains AND the depreciation recapture. Most people that I have a serious conversation get "stuck" into doing it, not because of the "sales pitches" of how great it is, honestly.

RAY - a pmp and dmp that dropped from $3 to 70cents . Take a look at the YTD chart. It’s done this multiple times . I grabbed 5k shares on Friday and planning to grab more at market open. It’s a pure gamble , but I’m going to try . Might be able to double your money quick . Or lose it… GAMB - very undervalued. This should climb good the next month or 2. REI - fair value over $4 , and only trading at $1.00 ONDS - been in for 2 years and going to keep buying DPRO - seems to be following in ONDAS footsteps. Been grabbing up shares lately

ONDS / DPRO / REI - very undervalued / GAMB - extremely undervalued compared to broader market For a pmp and dmp scam stock that just dumped from $3 to 70cents , check out RAY . It goes up and down every few months . Take a look at the YTD chart. I jumped in on Friday to gamble with like 5k shares. I might lose it all, or maybe double it in a few days . It shows that RAY is a profitable company, but I don’t know anything about them and didn’t do any research. I’ve been watching the chart for a few months, waiting for another huge drop like this

RAY - check this pump and dump stock! It just dumped recently. But it seems to pump and dump consistently. Take a look at the year chart ! It’s actually a profitable company too , but there’s not much info about it. This is definitely a risk, but it’s happened 3 times already in a few months. I grabbed 5k shares, and I’ll probably grab a few more on Tuesday. I’m pretty sure this will run right back up. Might be a good way to double your money in a day or 2! RDZN - still accumulating shares REI - significantly undervalued! Energy company that has been profitable for 21 consecutive quarters. They are paying down debt and they paid their old investor out . Fair value around $4 , and it’s only around $1 . DPRO - following ONDAS footsteps . Better get in now before it takes off ! ONDS - been buying for a few years and will continue to buy . This will be one of the biggest growth companies of the next few years! Better get in early . GAMB - a profitable business that has grown like crazy over the last 5 years. It seems to go way up and down with football season. I’ve been buying shares for a bit, but I plan to load up heavy in the next week. Take a look at the 5 year chart. It looks like the perfect entry point. This is one of the most under priced stocks I have seen
