Look at SCHH or VNQ for broad exposure, or individual REITs in specific subsectors (industrial, data centers) for more targeted plays. \*\*Covered calls / options income\*\* — Selling covered calls on positions you already own can generate 2-5% annual yield on top of price appreciation, but it caps your upside. Works best on volatile stocks you're comfortable holding long-term. The learning curve is real — understand assignment risk before using. \*\*Series I Bonds\*\* — Often overlooked. Government-backed, inflation-adjusted, currently around 3.1%. $10k/year limit per person. No credit risk. Good as a cash alternative or emergency fund component. \*\*Managed futures / trend following\*\* — These tend to do well in the specific environments when stocks AND bonds fall together (2022 was a textbook example). DBMF is the most accessible ETF wrapper for this strategy. The general principle: true diversification means adding assets that don't just behave differently in normal times, but specifically hold up or gain when your core portfolio is stressed. That's a harder bar than it sounds.

Land and physical gold are both illiquid, meaning that you cannot sell them quickly or without costs/fees/commissions. There are simple and much better ways to invest in both. For gold, there are many ETFs that cover gold, gold futures, or gold miners. There are many of them, google can provide a list. RING is one I bought years ago, and they have tripled lately. Buying and selling costs almost nothing in most brokerage or IRA accounts, and it even earns a dividend. For real estate exposure, buying REITS is a great way to buy property/land and get a divident back that is close to the same return you would make on a rental property without people calling you all hours to fix their toilet. Some good examples of REITS are VNQ (an index etf of REITS), O, WPC, REG, CCI, FPI, SPG, SKT, NNN, PLD, and many more. They may not make as much as you could buying a rental property that you manage yourself, but most provide a 5% dividend, and eventually go up with inflation and growth, so that you earn long term gains. I would only put 5-10% of my savings into either area to start, but they are both good ways to diversify your savings, just like buying small and medium sized companies, bonds, international stocks, and more.

If you want to stay in US equities but are concerned about MAG 7, there are some options: AVUS- Very similar to VOO/total market ETF, but generally underweights stocks that are likely overvalued based on fundamentals. DFAT- Small cap value ETF. Pretty much none of these stocks are included in VOO, so its extra diversification VNQ - Real estate ETF. I'm 32 and just started a new job, that offers a pension, and a 457b account, and looking for some advice on how to best approach all of this, and also kind of a sanity check. I currently don't plan to retire early, so planning on whatever the new age goal is. I have an old "Retirement Account" and an ESOP from my previous employer, which equals about $250k combined. I also have a Roth IRA with $25k in it. The "Retirement Account" has both pre-tax and after-tax funds, not effected by Roth contributions limits. My current plan is as follows: * Currently putting 5.5% pre-tax into Pension, company is also contributing 5.5% * Currently putting 5% after tax into 457b account, 100% into a 2065 TDF. Auto increase 1% every year. * Build up 1-year emergency fund, currently 3-months. * Max out Roth IRA, and diversify a bit more. Currently 70% VTI/30% VXUS, thinking of moving into 40% VTI, 32% VXUS, 20% BND, and 8% VNQ * Roll over ESOP account into a tax deferred account, IRA * Withdraw the full after-tax portion from the "Retirement Account" and roll that portion into the Roth IRA, the gains would roll over into the tax deferred account mentioned above. * Leave pre-tax alone, and let it grow. Diversified into Large, Mid, Small cap * Build a small vacation fund, $2,500 * Start building an investment account, no idea on what to invest in just yet. With all that said, does all this make sense and look like a good path to retirement? Are things I should reevaluate? Never though about having a pension so it is kind of making me rethink how to handle/approach retirement.

Can’t go wrong with DCA… i’d do that. Lump sum is riskier, and if you are not going to have a salary, you want a lower risk profile. I’d also boost your allocation of VNQ and FBND. Since you’ll presumably have a few lower taxable income years ahead of you, i’d boost the wrights of assets that generate dividends / ordinary income (so you can at least fill up the lower tax brackets).

I (37M in US) recently inherited roughly $300K and am not sure what to do with it. I feel kind of behind on saving for retirement (\~$100K in IRA mainly in $VTI/$VXUS/$BND/$VNQ, small positions in $KO, $HD, $DE, $MSFT), \~$50K in a taxable account that's mostly in $AAPL). I don't own a home but don't feel like this is a great time to be getting into the market as a first time buyer. I wouldn't necessarily need to use the money any time soon, but it would be nice to be able to use some of it for a down payment if an opportunity to buy a house came up. No debt - no mortgage, car is paid for, and student loans were paid off some time ago.

Honestly, for a 65 year old planning to stretch a million over four decades, that mix is a little spicy 😂. VTI and VOO together is basically double dipping into the same basket, and throwing 10 percent into GME at retirement age is like saying “I like adrenaline more than stability.” If you’re trying to keep growth while still giving yourself room to breathe, most people your age end up shifting closer to something like a 60/40 or even 50/50 blend once withdrawals start. Not because bonds are sexy, but because sequence of returns will humble anyone depending on their portfolio for income. The REIT slice makes sense though, especially VNQ, as long as you’re ready for the volatility that comes with it. If you want a second opinion that’s actually tailored, I got a ton of value chatting with alann capital when I was reworking my own long term setup. They’re pretty practical and won’t push anything weird. You can just google alann capital . com if you ever want a more custom breakdown. But yeah… maybe keep GME as a fun one percent instead of ten and call it a day.

Lots of defensive GAAP profitable stocks with low P/E have been doing very poorly this year. Lots of consumer staples companies like Conagra Brands, General Mills, Kraft Heinz have nosedived. Telecoms like Verizon, Comcast have nosedived. Real estate has been mostly flat all year(VNQ only up 2% all year). Investors don't really want to own anything that isn't a high growth AI story right now.
