You’re overfocusing on “dividends” and underestimating how nasty some of these names are. AGNC in particular is a highly leveraged mortgage REIT that’s been a long term wealth destroyer once you include all the dilutions and price declines. I used to sit in meetings where people pitched these for “income” and the total return chart over 10+ years basically killed the story every time. If you want moderate risk, that’s not it. At 28, the big levers are your overall stock/bond split and savings rate, not slicing into 6+ buckets. Something like “80–90% broad stock index, 10–20% bonds” is already a complete, moderate-risk portfolio. You’re basically at ~95% equities if you treat REITs as stocks, so your risk is already high regardless of the word “dividend.” VNQ/NNN are fine in small size, but now you’ve got 20%+ in REITs if you count AGNC, which is a big sector bet. If it were me: drop AGNC entirely or cap it at a tiny “fun money” slice, shrink REITs to maybe 5–10% max, and keep the rest in one or two broad cheap funds (S&P 500 or total market, plus some international if you want). That gives you tech exposure automatically without betting the farm on it. And separate goal: any money you need for a house in the next ~5 years should probably not be in this portfolio at all, more like HYSA / short term bonds.

It's too much REITs. 5% or even 10% ok, there's some kind of noncorrelation to the market there which makes it arguably a good choice. 20% is too much. And you have no international which is a problem. I'd like something closer to 50% FXAIX, 30% FTIHX (or FZILX), 10% VNQ, 15% small/midcap (don't sleep on international small caps either), 5% bonds.

Hard-and-fast arbitrary rules like "> 1 year" are silly. > Liquidity: highly liquid stocks or ETFs. This allow you to easily enter and exit. To be clear, it's not the liquidity of the *shares* that matters, it's the liquidity of the option contracts. And all the previous rules, like 80 delta, contradict this rule. You are rarely going to find 80 delta and 1 year+ calls that are highly liquid. > IV (Implied Volatility): Should be low to get better prices. How low? This should REPLACE that VIX rule, since it is the more general case of the VIX rule and applies to all ETFs, not just S&P 500 ETFs. How low? That's a topic of active debate in the option trading community, but a general rule of thumb is that, ideally, present IV should be lower than the 52-week trailing average IV. Or you can use IV Rank of less than 50% or IV Percentile of less than 50%, which are just slightly different ways to look at trailing 52-week averages.

Not widely available?????? Vanguard has 11 sector funds, 9 of which are not in tech or comm services, with expense ratios of 0.09% (except for VNQ which is 0.13%). This is about as widely available and low cost as you can get.

What you're saying is better achieved through factor investing. Basically, you keep VOO/VTI as a major portion of your stock investments, and then add tilts like value, dividends, small cap, sectors like real estate, etc. So you can have something like 50% VTI, 20% VXUS, 10% VTV/SCHD, 10%VB/VBR, 10% VNQ, etc. That way you still get some gains from growth/overall market, but tilt your investments to be less top heavy.

Not a bad starting point from Claude, it picked all the classic ETFs for sure. The main thing that jumps out is the 1-3 year timeline. Putting 50% in growth stocks is pretty aggressive for that short of a window. If the market takes a dive next year and you need to pull the cash out, you could be in a tough spot. Even stuff in the "income" bucket like VNQ can get volatile. For a 1-3 year goal, you'd usually expect to see something way heavier on cash/CDs/short-term treasuries. it's pretty interesting to see what LLMs are spitting out for finance questions these days. I work at an AI company, eesel AI, and while our whole world is AI for customer support, we've looked into the broader trends of how AI is being used for stuff like investing. The models are basically just summarizing common advice they've been trained on, but they don't really 'get' personal risk tolerance or what a market downturn actually means for someone with a short timeline. I'd probably treat this as a good prompt to start a conversation, but definitely double-check that risk level against how much you'd care if the portfolio was down 20% when you needed the money.

I though I added an update to my original post.... Not sure what the modern equivalent is called. The dividends were cetainly taxable but by the end of the years I have brokerage statements for her (1980-98) her basis had been reduced by half, and the NAV had fallen by half as well, so she could have sold at a slight loss. Between 1980 and 1989 interest rates generally declined after peaking in 1984, so the NAV of a "classic" bond fund would have presumably risen. I can't imagine a fund existing today that pays back large ROC. VNQ does it occasionally, but the ROC is not much and seems to be related to market conditions.

I haven't been trading credit spreads long enough to answer your questions with a lot of confidence. Regarding ROI, it seems like it can be quite substantial up to a certain point. I need some more time and experience with it before saying anything for certain. What I've been doing is taking half of my profits and buying boring income producing securities like SCHD, NOBL, PGX, BND, BNDW, VNQ, etc. Whether it is worth it or not, I can't answer. Reading comprehension is pretty poor. I never said "imminently" and I said closer to imploding than running. The VNQ is down over the last year and it's down YTD as well. If you think losing money is "performing pretty well" than so be it. One of the reasons real estate funds hold up is because the underlying assets have clauses that prevent withdrawals. You can't run for the exits in REITs.
