Currency and stock index are inversely correlated over the medium to long term. Good examples are Turkey index compared to Lira, Egypt index compared to EGP. Why is that the case? Typically because a currency depreciates in response to inflation, which nominally increases the value of everything in the economy. If you were an Egyptian with a lot of money invested in the EGX 30, the index has soared massively - yet you are still much poorer, because the EGP has fallen faster (due to inflation) than the index has risen.

Don’t use PE for Reits, the reason is depreciation. Look at AFFO instead. Both AMT and EXR are solid. AMT is probably the better long term value at these prices. I recommend investigating: CCI, ARE, REXR, TRNO, EGP, ESS, AVB, MAA. Good luck.

Egyptian here. They are T-bills not bonds, so you cannot trade them. Also, the high yield ones are denominated in EGP not USD. You would have to convert your USDs into EGPs, and then use the EGPs to buy the T-bills. Inflation is quite high right now, Jan’s official number was around 31%, and we Egyptians have reason to believe this is an understatement. Whatever high interest you receive on EGP debt instruments is going to be offset and more by the inflation. USD denominated bills and bonds are comparable to the prevailing rates worldwide, not sure of the exact numbers, but it is nothing out of ordinary. Overall, I wouldn’t really recommend Egypt’s debt market right now.

I like this post: Hello. I love video games, or I used to to be more accurate and I want to return to playing them. I have two concerns, the first being that I worry that playing them is a waste of time, I like to play for 0.5-1hr/weekend day, so at most 2 hrs per week, is that actually a waste of time? The second concern is that I feel that paying for such thing (or for other entertainment forms) may be not halal, I am a dental student and when I make dentures, bridges, ... etc for patients, some of them can't pay their cost (500-600EGP), a game at discount may be around 150-200EGP, is it right to pay that some of money for a game when other people can't pay a little over that to be able to eat comfortably?

You know that’s the genral advice I get when asking about Egypt’s CDs giving “guaranteed” double digit returns when even the best performing USD stock funds hover around 10% annually (with certain years well into the negative!). It basically goes the inflation is higher than whatever the bank is giving. But consider this: In 2017 (within a year from the floating/devaluation of the EGP) the USD was worth 18.1 EGP There was a fixed 5-year CD yielding 15% annually So, say you have 100,000 EGP (~5500 USD). You put it in that CD. After the 5 year period, your money is 175,000 EGP At today’s exchange rate and even after the latest devaluation, the exchange rate is 18.5 (so it’s around 9500 USD) So even in USD terms, that’s a growth of 13-14% annually. Amazing return! If you actually got a 3 year CD instead at 13% or so, your 100,000 EGP will be 139,000 after 3 years. Which in USD terms (@15.5 EGP) actually is 9000 USD in 2020 since the EGP appreciated quite a bit in that 3-year period. That’s a gain of 20% annually in USD terms. Unheard of except among truly exceptional funds. I realise my example is extremely cherry-picked, and I have the benefit of hindsight, and I won’t lie I am actually deliberately choosing that period because it makes Egyptian CDs look amazing overall. I am not saying this will repeat itself if you choose to buy CDs now, EGP could tank further still to a point even the 18% CD cannot keep up with, but I would not completely rule out using CDs at a portion of your portfolio relative to how much you believe the Egyptian central bank can manage its inflation levels, since if it works out like the last 5 year period, it was not bad at all! The rest of your investment should get diversified into other instruments like world stocks, real estate, or even invested in a local business directly if you have that opportunity. I personally dislike gold, but if you’re a believer in gold, allocating some of your investment to it is also a possibility.

If you invested 1,000 EGP into a 14% CD last May (at the time worth \~$64 USD) you would expect to receive 1140 EGP back at maturity which at the time would have been worth $72.96 USD. However, the EGP took a dive in March 2022 which means that 1140 EGP is now worth $61.67. Your dad lost money investing in the 14% CD. Not a Ponzi scheme sure, but still a negative ROI. The 18% CDs were issued in response to the dive in exchange rate but with Egypt's inflation rate that might not be the best investment either.

Direct competitor in terms of services offered (Virtual Tours), but yes also oddly partners as one of their acquisitions (Immersolution) an authorized reseller of hardware including Matterport's. Actually the majority of UI's revenue comes from the US via TourBuzz acquired in 2018 I believe. They are increasing their footprint in Canada with their latest acquisitions, mainly EGP Techno. Could be a buyout, but I recall the CEO saying in an interview on Youtube 1-2 years ago that he wouldnt sell his company this cheap! (Trading at 0.05$ at that time).
