I hear you. Ibuyerstats was inaccurate last year. When I shorted Zillow last year they were incorrectly showing OPEN's inventory by around 600 homes. The website updated the numbers noting the inaccuracy. I also compared ibuyerstats for OPEN's inventory to Opendoor's website for several months. The difference was anywhere from 400 to 700 homes each week. Either ibuyerstats is off or Opendoor's website is. Or, ibuyerstats is pulling numbers from some other source. You can make the comparison yourself easily. Opendoor has an option to view only Opendoor owned homes. Just zoom out and you'll get a count. Maybe the problem is completely fixed now.

OPEN seems like a risky business model with more risks than rewards. Tech is generally valued high because their assets are patent/knowledge and involve less of dealing with physical goods (which needs cash and can depreciate/damage etc). This company seems exact opposite of Tech or FAANG stocks. OPEN seems like a glorified house flipper and this is a dangerous market for real estate flippers (See Zillow)

Open could easily go to $0. They lose a lot of money and are focused on an unproven business model. Zillow decided to cut their losses which may save them in the long run. If the housing market turns OPEN is dead in the water as they won't have any revenue or cash flow to pay for their operation. Just cause the stock price is down does not = Value.

I'm an Opendoor bear and have been since Q3 2021. Check my post history around then. Here's my view: -Zillow quits, OPEN says we're open for business and Zillow's algorithm sucks. A month or so later OPEN says they have so many homes and are doing so great that they're pausing their buying because they can't handle it. Total BS. If you're making money, you'll find a way to handle your inventory. Also, the algorithm argument is BS. If OPEN's algorithm was so great, why were they unprepared to handle their inventory? -I don't expect a housing crash, but rising interest rates will hurt. Obvious reasons. -OPEN was barely profitable with 20% yoy home price appreciation. They've argued stuff like capturing market share (every home they flip captures zero market share, one satisfied seller at best), they're putting profits into growth (remember they said they've got too much inventory), and other garbage. If you can't make money with 20% yoy price increases, good luck. -OPEN isn't a tech stock. Every market they enter requires agents, contractors, etc. Operations in Los Angeles don't do shit in Atlanta. There's no tech advantage. -OPEN is trying to fight a million real estate agents, use an algorithm to price millions of homes (think of how unique each house is - can an algorithm capture a batshit crazy neighbor, or living next to a frat house), or most importantly predict the future market. If the algorithm really worked, they could play housing by just investing appropriately. No one can predict the future. OPEN is sort of a binary play. They have the potential to make a shit ton of money or lose it. When it comes down to it OPEN is home flipping on steroids. Nothing more. There's money to be made, I'd just disregard the whole disruptor/tech/ibuyer revolution stuff.

Looking at the 10 minute chart for OPEN [Imgur](https://i.imgur.com/d91FdXo.jpg) there is no sign it has hit bottom yet, If you are interested in this stock based on fundamental analysis I would wait to buy it based on technical analysis.

I’m a RDFN bull, I have small hedges in OPEN and Z. Housing still gonna be hot for a while IMO, Covid changed that shit and realtors make way too much for way too little. I think this recent beating on these stocks is great entry.
