Hey surgery resident guy. I didn't see you mention student loans. Wouldn't be surprised to see you have 200k+ in loans. You should focus on getting out of debt before thinking about a house IMO. I would put most $ into ETF so you're not lighting all your money on fire, you seem to be on a good streak of doing so. Maybe set aside 10-20% for gambling on regarded moves you see here, use winnings to pay down debts. If the gambling funds go tits up no big deal. Once you finish residency your salary should 3-4x. Hang around long enough here you should be able to hit some 10 baggers. I wouldnt get a "luxury" car, seems like typical resident MD thing. You're not impressing your GF/wife's boyfriend with your hairdresser BMW. With mortgage being so high rn not sure why you're looking at houses. Tldr. What would you do with a 100K inheritance? You have probably seen so many of these types of posts and are sick of them but I don't frequent this subreddit because I am generally stable financially so any extra help is considered. I've already looked through the FAQ and I feel like I couldn't really find any relevant advice so I decided to try posting about it. I just turned 30, living in a fairly expensive city in America and am currently making about 50k per year at a job that I enjoy, and my starry eyed goal is to buy an apartment or at least put a good down payment on one/ start investing for retirement. I am currently renting an apartment and living with my long term girlfriend whom I plan on marrying(within 5 years or so) and starting a family with. She also has a job and has her finances mostly settled (no major debt but little/no savings). She will start making roughly 120k per year in about 10 weeks at her new job which she already has lined up. The plan is to look into buying this apartment after about 5 years (roughly). Right now the money is just sitting in my checking account and I know it's a waste to just leave it there. To get my whole story out there(financially) I have NO debt, 90k(mostly inheritance) in my checking, 16k in my savings and about 43k in an e-trade/roth ira account where that I buy "safer" stocks like VOO or SPY, which I kind of planned on using as my retirement fund. I grew up very poor and have no problem saving money so I've slowly been adding to this e-trade account over the past 12 years or so but now that I have received a large lump sum of money I feel lost. Fears/ uncertainties: Sort of planned on just renting my whole life but with this inheritance and my gf's new job both coming into fruition at the same time I'm wondering if I can I start to look at buying an apartment which generally go for 400k-600k+ where I would want to buy, or just put it towards retirement? I don't own a car nor do I want to own one, so I cycle to work, which is why the apartment is so expensive because it has to be within the city, though my GF has a car which we use. Soon my gf will be making a lot of money(to me) but has no savings. What if things don't work out at her new job? I don't make enough to buy the house myself, but we plan on getting married before we buy. I'll need this fairly liquid for the purchase? Are my timeframes even realistic? Long story short: bought 500 shares of Nvidia during my internship in 2016. I studied computer science so I sorta knew where AI was going. But my time frame was AI was gonna start picking up in 2030, not 2023. I also didn’t expect covid. Anyways, sold most of it after the split in 2021. Luckily I kept some but yeah, a lot of potential gains gone. I rebought a lot at $200,300. Have some right now still but not enough to just retire haha. I still realized close to a million in gains to date. Nobody knows about this. Not family or friends or my GF. Hate to be a dick but I laugh every time inside when my friends argue about how no one can beat the market and vanguard ETF is the only answer. I told those goofs to get in on Nvidia after the split. They didn’t listen. Told them again at 200,300,400. One actually listened. The rest now are annoyed and telling me “fuck, I should’ve listened to you”. They still persist on the ETF thing and chalk my nvidia thing as blind luck (they think I bought around 100 at $200). The sad thing is they all studied computer science with me.
