We went the halfway route and bought a house with a 900sq-ft ADU/granny unit. 100% recommend going that route if you're buying a place you could scrape by with if it DIDN'T rent out for prolonged periods of time. I'd had a roommate since selling my first home, 2016-2021. GF (now wife) and I bought in late 2021 at the extreme top of our agreed upon budget... BUT, we only bought it b/c we knew we could rent the ADU. It has covered 53% of our mortgage since the day we bought the house, allowing us to set aside funds for improvements, vacation, etc. My mom has been a broker for 50+ years and has taught me a lot about real estate over the years - she owns 6 residential homes and 2 residential/commercial-zoned homes that she's had for 30+ years now. She keeps rent well below market, allowing good tenants to live comfortably in a market they otherwise couldn't afford. She stopped buying investment properties in the late 90's because the market has gotten so insane that it's no longer feasible to buy/rent without bleeding tenants dry to cover the mortgage AND making enough money to make it worth it/cover maintenance costs. If you're in a pro-ADU state like we are, in California, and can swing it - there's tons of programs out there to help people put them on their property to help with the housing shortage. Last analysis I did, in many cases buying/building a (permitted) ADU may pay for itself in as little as 7-10 years, then would be all profit-upside from there on out
