I'm fully aware of the numbers. It's not a race and that's not Raj's style. HITI takes a disciplined approach to store site selection and funds organic store growth with free cash flow. No need for dilution. When Trulieve deconsolidated their Arizona, PN rec assets, HITI did not announce that they were now the world leader in retail, even though it was technically true. I think ZG is jumping the gun especially because of the AGCO investigation would risk that title, giving it back to HITI. At any moment, Nasdaq could allow trulieve to reconsolidate, giving the title back to them. A major merger could also happen, sending any of these companies far from the #1 spot. Raj mentioned during the AMA that any new M&A in Canadian retail will likely resemble the recent deal, small 4-store acquisition in differentiated markets at around 4.5x EBITDA valuations. These deals are now typically funded via a 33/33/33 split of dilution, FCF, and debt. I'll be tuning into the SNDL earnings call today. CagriSema is just mixing semaglutide with another drug. Amycretin their supposed next generation drug, the GLP1 part is 95% similar to semaglutide, and really that change just had to do with how they shifted the di-acid linker. So in essence it's still semaglutide. They've tried higher doses of semaglutide. They've combined semaglutide with insulin. How they set up trials is typical of big pharma as well, slowly expanding trials as they get more data, doing things in sequence. And as a European company they're also more conservative in general with how they run the company. They use pre designated "devils advocates" to try and blow holes in the development of a new drug to make sure they're not missing some key risk. They will change trials midstream if needed(my time as a trial participant in Triumph-1 for retatrutide saw them extend the trial for about 25% of the participants and crossing over the placebo arm into the drug arm as they found people were still losing weight 72 weeks in and wanted to capture the full weight loss effect of retatrutide) They've said if they notice a new signal for something in a trial they will immediately chase it. The two best examples recently are orforglipron lowered blood pressure far more than expected in the obesity trials, so now there's a trial enrolling a GLP-1 medication for *BLOOD PRESSURE REDUCTION* With retatrutide they saw large amount of patients saying their back pain was reduced. So now there's a retatrutide trial for back pain reduction. In addition to that, they process the paperwork needed to submit for FDA approval while the trials are ongoing with a goal of submitting new drug applications in a matter of a few weeks versus the industry standard of 3-6 MONTHS. Their whole goal is faster drug approval = longer time on patent = more money to reinvest for new drugs and for shareholders and repeat.

What is the IV surface you compute? Seems you have values between 0 and 5, for ZG. - Zillow group? - what's IV of 5? - why is most of your IV below 1? It's an unusual presentation for an IV surface. Usually it's shown with the skew for the shortest expiry in the front.
I am backtesting on TDA if you go through the gallery youll see my returns on recent bull put and bear call spreads sold on ZG and tgt. Tgt imo is building up again, ZG is currently losing 200 million a year in net income.

My opinion is they are likely to benefit if and when the Fed cut rates. That's why I have a small investment in them because they are under represented in the S&P500 along with energy and utes (which I also have). Anyways GFC was from MBS and mortgages blowing up so folks still have PTSD from that end though the GFC made it nearly impossible for another RE+bank blowup since lawmakers and regulators went ham on them after bailouts. This gives an opportunistic and risk adverse investor the opportunity to generate alpha with minimal risk. So either you buy an index while knowing what's inside or you buy an individual mREIT while knowing their exposure. I have some MORT in my IRA which is 50/50 splits between commercial and residential. IRA because REITs aren't great for anyone under 65 outside of an IRA. I also have some in my taxable which I used to buy the dip but I'll likely realize the gains on that along with loss from OPEN and gains from ZG because I originally bought them because I don't need more exposure to RE now. I'm joining the club of mofos paying 6figs over asking on homes in the 7 figs now. Technically I'm late to the game. Most of my millennial cousins have bought homes already. Most in the $1M mark. Just from personal exp. It was hard for me to not reply when someone says the RE market is bad when every single one of my cousins, my siblings, and their friends ALL have 1 or more properties in the $800k-1.8M range and those that don't are looking to buy.

GDP growth has been in the single digits for a very long time already. I hope you don't think the US GDP growth ever enters double digits. The Bureau of Labor Statistics is still figuring out the GDP growth rate for 2023. Just eyeballing it, it's probably between 3.4 and 4.3% According to the [World Bank Open Data site](https://data.worldbank.org/indicator/NY.GDP.MKTP.KD.ZG), from 1961 to 2022, the highest GDP growth was in the decade from 1961 to 1971, when at one point it hit 7.5%. But it hasn't been anywhere near that high the rest of the time. There have been two recessions where GDP growth was negative, the lowest point being in 2020 with -3.1%. This link has a great graph, BTW. Again, just eyeballing it, if we cut out the 1960s-1970s (which most people agree isn't coming back any time soon), I'd say the average is about 2.2%-2.4%. So, the concept of GDP growth in that statement is kind of weird. It doesn't look like the low single digits is anything other than business as usual. The reason 2023 GDP growth was so much better than 2021 is that the government applied massive Keynesian fiscal stimulus to the economy. Provided that inflation stays fairly low, we can do this again in a few years if needed. I think the thing to watch isn't GDP growth but inflation. Given the unpredictability of climate change, I think crop failures and supply chain interruptions are fairly likely. In which case, food prices may increase sharply.
