I'm saying that it wasn't clear to the market which MBS securities contained bad loans and which contained prime loans. It was this uncertainty about the quality of the underlying loans that led to the price collapse of the MBS market. Mortgage underwriters absolutely understood the riskiness of the NINJA loans, but since they could package those loans into MBS and offload the risk, while earning the origination fee they didn't care.

How so? The GFC story goes as follows: 1. Mortgages are packaged into securities, but it's not clear which mortgages underly the MBS. 2. MBS are given high ratings AAA. 3. MBS are used as collateral in repo transactions and other liquidity transformation activities. 4. Housing market collapses as values were driven by loose underwriting standards - subprime NINJA loans. 5. No one has a clear understanding of what loans underly each MBS security. 6. Price of MBS collapse - step 3 counterparties issue collateral calls and demand immediate repayment. 7. Lehman Bros doesn't have available funds to meet collateral calls as MBS are trading at pennies on the dollars. 8. Lehman bros collapses and because it is interconnected to lots of other financial institutions it creates a cascade of stress and failures. By 2009 the RMBS market had recovered - the high rated (AAA to AA) tranches faced minimal actual losses despite trading for 10 cents on the dollar in 2007. The GFC was ultimately caused by a lack of information - the appeal of smart contracts in investments is that they create public ledger of the details. If investors had known which loans were backing the MBS and whether those loans were in deliquency there never would have been a GFC.

Cmon man, that was caused by an abundance of NINJA loans and the over confidence of financial institutions in CDS. Most people are in fixed rate mortgages and won’t be offered the house unless they have good income and assets. You make a really good point and I agree to be realistic when using leverage. But buying a car with cash, or putting more than 20% down on a home shouldn’t be ridiculous. What’s ridiculous is the ever widening gap between income and cost of goods. In the early 1900’s (and before FHA and VA loans) it was common to put 30%, 40%, or even 50% down on a home. Then came the NINJA loans in the early 2000s - and we all saw how well that worked out. My point is, COGs is running rampant in comparison to incomes - which means more and more leverage is needed just to try and keep up. **The FIAT debt cycle has entered the chat **

Yes. That’s because mortgage regulations were played fast and loose. Remember NINJA loans? Shit you didn’t even have to be employed to get a high interest loan where you pay interest only for x years. There’s a reason the housing collapse happened. You don’t want folks making minimum wage while having 3 kids on a single salary to buy houses that they can’t afford. I promise you if you were born a generation earlier you’d foreclosed at least once and filed bankruptcy twice.

I as around 20 years old when my buddy told me I should look into NINJA loans. He told me there was going to be a housing shortage and prices were only going up. We were sitting in his drive way. I asked him why there were three vacant homes on his block. Fast forward a few years. His parents lost their big new home and four new cars.

08 housing crashed was caused by lose lending standards. NINJA (no income no job or assets) loans were given to anyone with a faint heart beat. That’s 100% not the case today, the level of scrutiny is exponentially higher leading to qualified mortgage holders

Ya there has been warnings on this for a good year and half now. Even more when reports of NINJA loans were heavily used again. ​ Like people were getting loans that in no way they should've ever gotten. And it wasn't even the person getting the loan's fault. It was the bank since there was regulations after 2008 to stop this from happening. They just ignored it or found loopholes. They didn't care because they sold the loans instantly and the loans were insured. ​ The job participation vs population growth ratio is off. Prior virus you literally had 80-90 year old's competing for the same fast food jobs as a HS school kid. And with this go around, automation has killed many jobs, we moved much of the manufacturing to slave labor countries with no EPA, and there is a number of other things. The only good from this is I think this gets us just that much closer to UBI.

College kids expecting NINJA crypto loans with no collateral / skin in the game.... damn thats some entitlement. Standard loans require less down payment in return for ok credit (600+), stable jobs and a history of income to support your purchase. Crypto loan requires collateral. Ofcourse you're going to need enough to cover your purchase or whatever the risk appetite of the lender... Sheesh.

The crashes mentioned didn’t happen in a vacuum. Running up to 2008, banks in America decided that it was a good idea to give every man and his dog 100% mortgages, including people that had No Income No Jobs, or Assets (NINJA mortgage). Hmmm I wonder what could go wrong? Unfortunately, these NINJA loans were then packaged up and then (mis)sold as bonds to virtually every bank in the world. Not sure how many people went to jail, but probably not enough. I don’t think it’s as simple as ‘there must be a world ending crash every 10 years or so’, I might be just coincidental that they seem to happen every 10 years. Plus we need to remember that there would have been a crash in 2020 if it weren’t for covid bailouts. Maybe that means we’ve got another 8 years.

I think one thing that is slightly misleading and gets all the airheads who think because they watched the Big Short they know everything about finance is that the assumption people are making is that this is somehow similar to the 2008 housing market crash. It could not be so different, for starters the number of crypto investors is insanely small, so if the 60% defaulted it wouldn’t be a disaster for creditors, secondly during the crash NINJA loans were being handed out like they grew on trees, getting a loan now still requires thorough check with income verification, even then you wouldn’t get a mortagages worth of loans. If you do this, then as long as you have an income to cover your repayments then it should be fine. But I always think of it as the payoff has to be profitable on or before the date of maturity otherwise you are in a net loss.

People were insanely over-leveraged and NINJA's were buying everything. Today we are at dramatically increased inflation, cash is falling from the sky, AFTER 13 years of compunded QE, banks have NO reserve requirement, wages are increasing rapidly, millions of med-high earners learned investing and cut spending for 2 years straight, housing starts STILL haven't caught up from 2008, building materials are up 20% YoY, and corporations are buying entire subdivisions at 30% over market. Real estate also produces returns, mortgage interest is tax deductible, rates are at historic lows, you can live in a house, leverage it for low interest HELOC, and other advantages. I love bitcoin, but the future also holds higher prices on SFH's, with little relief for buyers.
