Disagree. I think LTCH and SMRT are highly undervalued. Here’s the pitch: Real Estate is one sector of the economy that hasn’t had a digital transformation yet. We have thousands of smart-home devices that provide tremendous benefits to residents, thousands of services that need to get in your house like dog walking and grocery drop off, all of which is coordinated via an app, yet all of this relies on a physical key. That’s absurd. A physical key that can be lost and must be replaced between residents. A physical key that you can give to your housekeeper….untill it gets stolen. That’s crazy. In just a few years, nearly everyone new construction multi family development will have either Latch or SmartRent. Eventually, Amazon is going announce a partnership with one of those 2 companies to allow AmazonFresh to deliver groceries right into your fridge via one-time-use codes on your smartlock. That will happen, and I know which side of the trade I want to be on when it does.

Well, I think what makes LTCH unique is how they work directly with developers and lock them in to subscriptions. Something like 1 out of 4 new properties have Latch built into them it seems. Something like Ring or Nest is interchangeable. Resident installed, etc. This is a sort of sticky hardware and software model.
