Even with that... we're seeing increase of Utility (Piped Gas) - Think Natural Gas to your homes, has increased 10.8% fo the year, and went up 4.4% from previous months (keep in mind, that's 4.4% above September's numbers). Here's what's keeping the Durable goods numbers down. - (All items except food and energy) - New Cars and Apparel. New car prices hit a "record high" in December, but units sold dropped by almost a million units. (Dec 2024 sold 16.8 million, in Dec 2025 expected was 15.9 million) So, even with this increase, no one is buying. The cost increase wasn't based on any actual value, just increased sticker price. With silver going up, I thought hey, maybe I can see if the land is for sale and I can buy it. lol Turns out, some company already bought it, and has started working on it - company is Metalsource Mining out of Canada (MSM on Canadian exchange, SFRIF on OTC) It was just backed by Eric Sprott who is big in the precious metal business. There’s 4 level 3 charging stations with at least 6 chargers at each station scattered around my city of only 300k in NC. Small rural towns, sure, but any decent sized metro has at least a couple L3 stations these days. Plus, in my 3 years of owning an EV, I’ve only charged twice at a station when I wasn’t on a road trip. Most EV owners are going to charge at home, as economically it doesn’t make much sense to L3 charge all the time.

Tough to have a perspective either way as housing is (generally) very localized. Homebuilders are buying up large tracts of land, permitting, and building like crazy in certain parts of the country like eastern NC, but are getting crushed in other parts like Tennessee. It’s not 2008 anymore and a systemic housing depression is highly unlikely.

Any SEC school/Major college with a medical school has a good network of hospitals nearby. Florida, Texas, Virginia, North Carolina, Alabama, Tennessee, Georgia, Alabama all have comparable medical care to anywhere out west. If you live in rural California you still have to drive probably even farther than someone in rural NC for good medical care. Nobody moving down to the “south” from places like California, NY, NJ, Mass are moving to real “rural” areas. I doubt homie with $300k+ in home equity would move to rural Missouri. He would probably end up near the coast.

Well we did see home values on the higher end increase significantly in the few covid years. 500k home now selling for 700-800k or million in some locations (NJ, CO, NC, TN). So in 4 years, hou have squeezed out 200-300k equity minus seller fees, and the cost in terms of taxes, upkeep, and mortgage. In the end you got 100k maybe lol. But like anything that is a gamble. Not all markets have behaved like this.

Honestly I am starting to feel more bullish then ever. We suddenly have Politicians talking about THC and taking action at federal and state level. This hemp things going to cause a massive issue if it doesn’t lead to some kind of further reform or S3. Many states looking to ignore the Fed ban and implement their own regulations. States like TX, FL, MN, NC , SC, MA, KY, CO Theres probably more but thats what I have off the top of my head. These are some huge red states, and if S3 isn’t passed it will kill their carve outs. This would see like a political disaster for Trump, and go against his entire leave it to the states stance. So I don’t see that happening , hence S3 incoming or some kind of reform.

Quite possibly have to pay 280e tax. It would depend on how the state decided to setup up the framework, it might not necessarily follow how cannabis is setup at all. We could still see products being sold in retail stores. Too early to say for sure though. Keep in mind that there are states right now with a big hemp economy that have no medical or recreational cannabis like NC. So them selling in state legal dispensaries are not even an option.

What? Those were the days when 1 in 4 homes were a foreclosure boarded up now selling, each day up and up and up, every Highschool kid got $100k to do a computer job after reading 1 book. You could see it coming 6 months ahead, the rental market crashed.  Then the hushing market crashes. Then the stock market.  I don’t see any concerns only major green flags for AI and crypto. There is a help wanted sign at every business here in NC. 10k jobs open for computer programmers. Waffle House opened up a shell building in Raleigh, NC that literally just exists to cook and bag delivery/online orders. They don’t serve any dine in. It’s an experiment but it’s been matching sales with the other WH in the city pretty well. People really seem to be OK with spending at a high mark up for their food to be delivered. Blows my mind.

My son's best friend moved recently into a very large 5000 square foot home in one of the nicest areas in Charlotte, NC. Since the move, the friend has become very popular with his friends and family. He has had lots of parties at the new house, and everyone talks about how beautiful the house is. Do you like their coffee? I personally think their coffee is ass. (of course Starbucks pike roast is still ass, but I like a lot of their newer roasts). I think they have potential and that's about it. The east coast is pretty saturated with Starbucks and Dunkin, and Dunkin crushes from a price of coffee standpoint. One of the big things I think DB's has going for it is the drive through, speed component. My wife and I moved to NC from WA, and there just aren't any places that are straight up drive through coffee stands here. That's a good niche

I think the bar for Trump to truly get burnt on a market correction is much higher than y'all are imagining, and you can give a major courtesy to 2022 for this here too. -35% by the Nasdaq with inflation edging up by a bit, but not going nuts like 2022 did, likely keeps Ossoff safe and flips the NC Senate seat, but doesn't get you much of anything else (might could get the House, but I'm beginning to have doubts).

There's plenty of space in Hickory lol.  There's plenty of space all over rural NC.  It's just that new buildings would need to be built, and infrastructure expanded.  Something that will take years.  There's no chance these tariffs stick in place for years.  No one wants to take a risk investing in a new factory knowing as soon as it's up and running the tariff provided domestic competitive advantage you were banking on is cancelled by the next administration.
