My son's best friend moved recently into a very large 5000 square foot home in one of the nicest areas in Charlotte, NC. Since the move, the friend has become very popular with his friends and family. He has had lots of parties at the new house, and everyone talks about how beautiful the house is. Especially after spending over $100,000 on new furniture. The friend with the million-dollar home has a lot of new social status. My son is envious.

Do you like their coffee? I personally think their coffee is ass. (of course Starbucks pike roast is still ass, but I like a lot of their newer roasts). I think they have potential and that's about it. The east coast is pretty saturated with Starbucks and Dunkin, and Dunkin crushes from a price of coffee standpoint. One of the big things I think DB's has going for it is the drive through, speed component. My wife and I moved to NC from WA, and there just aren't any places that are straight up drive through coffee stands here. That's a good niche

What are you even talking about? High Point furniture trade show occurs twice a year in High Point, NC and is the BIG furniture trade show in the industry. Vegas might have a trade show but it's not THE show for the industry, it's still High Point.
Ummm, NC has not lost its furniture business to China. In fact they outsource a lot of their work to China. Then assemble the furniture here. Trump is so fucking stupid.
There's plenty of space in Hickory lol. There's plenty of space all over rural NC. It's just that new buildings would need to be built, and infrastructure expanded. Something that will take years. There's no chance these tariffs stick in place for years. No one wants to take a risk investing in a new factory knowing as soon as it's up and running the tariff provided domestic competitive advantage you were banking on is cancelled by the next administration.
That Wayfair table, at double the cost, will STILL be slightly cheaper than the one from NC; but now BOTH tables will be just out of reach for the factory worker in NC.
Furniture manufacturing in NC has been dead for decades. They even moved the semi-annual furniture market to Las Vegas. However, I'm sure there will be some ignorant rubes who think they will all have their grandpappy's job (minimum wage, no benefits) at the factory back in no time.

Exactly I spent a while a couple of years ago harassing people on real estate subreddits who were investing in coastal Florida, SC, NC etc what they were thinking in the context of this scenario. If you push them into a corner eventually you get one of two answers: 1. I'm gonna flip this building to a bigger idiot and get my cash and bail before the climate shit hits the proverbial fan 2. The state will have to come swooping in to prop everything up since they can't tolerate a housing and financial crisis of this magnitude Neither of which is level-headed intelligent investing in my opinion. I wouldn't touch Miami real estate with a 10 foot pole at this point.

Yeah, Florida is unique and has already started going the other direction. It passed NY as the 3rd largest state and has plateued. GA and NC are now the 7th and 8th largest states and are still growing. They'll be 5 & 6 within 10 years at the current pace. Tennessee is booming, too. And believe it or not, South Carolina was the fastest growing state last year.

Second, It is exceedingly expensive to make furniture and cabinetry in the US. That won't change, in fact input costs are getting worse. What will change is the low end will become more expensive for end consumers and the high end will remain too expensive for all but those with considerable bankrolls. For countries that are known for dumping (a la China) this might help some US kitchen cabinet companies, but there is simply no way wayfair priced furniture will ever be made in the US. So now you've raised prices on consumers, raised prices on developers for one of the most expensive parts of a home, for a payoff that isn't clear. If Trump actually wanted to help protect US manufactures, he would go after specific countries known for abuse, he would help lower physical input costs (doing the opposite), he would invest in apprenticeship schools like in Europe (but that's socialist), help lower energy energy costs (cancelling energy projects all over the place)

Spun off from BTBT, they have data centers up and running Canada. Have cloud revenue that’s likely over $88m ARR. Colo deal that’s going to hit in January once one of their DC in Montreal is finished, tenant already lined up (Cerebras, look them up). Main upside is that they specialize in retrofitting buildings into DC instead of building them from scratch. It’s quicker too. They just bought a site this year in NC and are on plan that have it up and running in Q1 2026. They already have a LOI from a customer and they haven’t even finishing building it. That’s just for the 24MW. That DC can scale up to 200MW. MASSIVE potential. My other stock is DEFT. Canadian company that basically operations ETPs for crypto tokens. Basically like IBIT or ETH ETF or SOL ETF whatever but they mainly Operate in Europe. So you guys know how crypto is exploding, many are accepting, people want exposure to it etc?!?! Well they make it very easy and convenient to own it. They have I believe over 80 ETPs of crypto related products. Can own most token through their products. But the company makes money from managements fees, staking revenue, lending, etc. They have not had ONE month without net outflows, always growing. Crazy. Over a billion in AUM and they make a blended rate of like 7% of their AUM. That’s not all, this team is spinning out businesses like crazy. Last year they launched a business called DEFI Alpha - basically their arbitrage trading arm. Sometimes trades come up where they’re able to buy discounted tokens (one example is the FTX token payouts). Since most of the time they already own these tokens for their AUM, they’re able to replace, add, or hedge out risk etc. Another is stillman digital which generates trading commissions. Guiding for up to $12M on trading revenue from them. They bought it for about $5M in an all stock deal. Basically made their money back in a year. Hit me up if you guys want to know more

Actually, some companies have tried bringing back furniture manufacturing to NC. They can’t find enough workers.
All of the furniture companies that closed down in NC is really tragic and we need that industry back, but if companies aren’t going to pay decent wages it’s almost pointless to do this because this is going to raise costs across the board. We are just screwed when it comes to manufacturing I think. Companies don’t want to invest in employees, they just see payroll as an expense that needs to be trimmed and kept low.
This guy needs to check what brand of furniture is in his palace and if there is a China tag on it, toss it out. We should let him try getting that same design furniture here in NC.

Been about 10 years but someone who I consider reliable once told me (in NC) they shipped lumber overseas to manufacture furniture as it was cheaper that way. I was surprised.
I live in Charlotte. You can still buy furniture made un NC. The problem is……..homemade furniture in NC is expensive as fuck. That’s why it didn’t survive albeit certain companies still exist. Not many people are going to want to pay $5,000+ for a dining room table.

Governments around the world are clamoring, including the US, for populations to start growing faster. Meanwhile, the average person wants fewer people. Honestly, the trees are digging this carbon. Life requires carbon and the earth provides over 75% of it naturally. Man isn't doing diddly to the earth with a 1/10th of 1% influx. It simply makes no sense. Go work out and make yourself a sweaty mess, then take that back in the 0.001% soapy water. You're still going to smell... :) I am all for doing what we can to preserve the planet, but when these half witted and proven failed products like solar and wind, create more carbon and produce less energy, that's not the right move to be making. Solar is an absolute disaster and millions of tons of highly toxic used panels sit with no recycling solutions in place. EV batteries are less than 10% recyclable. That's millions of more tons of highly toxic waste sitting. Eventually, and this will be out down fall, the highly toxic chemicals from the solar panels and batteries, will seep into the aquafers and that will destroy entire regions of life, farming, plants, animals. All gone. And it will take millions of years for them to recoup. You seem to be a fairly well read type, so you know that the aquafers span hundreds and hundreds of miles. I believe the Southeast US aquafer covers parts of FL, GA, SC, NC, TN, AL... lose that water supply and there's no food grown, no livestock feeding and watering. It's game over at that point. Unintended consequences.

We have secure elections.. can google it / ask chatgpt / look at your favorite (actual news) sites.. they all concur, every study and investigation shows that voter fraud does happen but it is extremely rare and has no meaningful impact on our elections. For instance in 2020, they did a deep dive into the swing states and found that 475 'potential' cases of voter fraud, not even confirmed.. out of 25 million ballots.. Biden won those states by 300,000 votes.. 475 is the largest example i could find.. all other studies shows far less cases in the less than 100 range per year. So at the absolute worst, it made zero difference. What we DO have.. is republicans trying to tell us that fraud exists so that they can actually implement voter suppression.. a MUCH more heinous practice and also what is happening here. They have been doing it for decades with ID requirements which disproportionately affect minority/low income voters abilities to vote.. Georgia 2018 / Wisconsin 2020 they closed hundreds of polling locations in predominantly poor / black areas and removed 10s of thousands from voter rolls for minor registration discrepancies.. Wisconsin they reduced the polling locations in Milwaukee from 182 to 5 for the primary which caused a 10% drop in black voter turnout. Just in 2024, in Nevada they tried to purge tens of thousands from the rolls, NC the RNC tried to get rid of 200k voters and in Michigan challenged the absentee vallot verification.. the courts/state legislature/ACLU intervened to prevent all of those but if that tells you anything, Republicans are PASSIONATE about trying to limit your ability to vote. Gerrymandering in texas / trying to stop mail in ballots.. all efforts to suppress non republican votes from existing or mattering in elections. So ya.. any time you see someone mention secure elections / voter fraud etc.. what you are really seeing is voter suppression propaganda and you should definitely think of it as such.

Bro, it sounds like you've never been to the South. This isn't the 1960s. GA and NC are now the 7th & 8th largest states. They'll be #5 & 6 in about 10 years. Southern states have been growing like crazy for the past 2 decades while everything above the Mason Dixon line is stagnant or declining. Florida passed NY as the 3rd largest state behind Texas and took their electoral votes with them. I've worked in 46 states, and by far, the most racists places are Boston, upstate NY, rural PA. More than half of African Americans in the US live in the south.
