There’s 4 level 3 charging stations with at least 6 chargers at each station scattered around my city of only 300k in NC. Small rural towns, sure, but any decent sized metro has at least a couple L3 stations these days. Plus, in my 3 years of owning an EV, I’ve only charged twice at a station when I wasn’t on a road trip. Most EV owners are going to charge at home, as economically it doesn’t make much sense to L3 charge all the time.

Tough to have a perspective either way as housing is (generally) very localized. Homebuilders are buying up large tracts of land, permitting, and building like crazy in certain parts of the country like eastern NC, but are getting crushed in other parts like Tennessee. Any SEC school/Major college with a medical school has a good network of hospitals nearby. Florida, Texas, Virginia, North Carolina, Alabama, Tennessee, Georgia, Alabama all have comparable medical care to anywhere out west. If you live in rural California you still have to drive probably even farther than someone in rural NC for good medical care. Nobody moving down to the “south” from places like California, NY, NJ, Mass are moving to real “rural” areas. I doubt homie with $300k+ in home equity would move to rural Missouri. He would probably end up near the coast.

Well we did see home values on the higher end increase significantly in the few covid years. 500k home now selling for 700-800k or million in some locations (NJ, CO, NC, TN). So in 4 years, hou have squeezed out 200-300k equity minus seller fees, and the cost in terms of taxes, upkeep, and mortgage. In the end you got 100k maybe lol. But like anything that is a gamble. Not all markets have behaved like this.

Honestly I am starting to feel more bullish then ever. We suddenly have Politicians talking about THC and taking action at federal and state level. This hemp things going to cause a massive issue if it doesn’t lead to some kind of further reform or S3. Many states looking to ignore the Fed ban and implement their own regulations. States like TX, FL, MN, NC , SC, MA, KY, CO Theres probably more but thats what I have off the top of my head. These are some huge red states, and if S3 isn’t passed it will kill their carve outs. This would see like a political disaster for Trump, and go against his entire leave it to the states stance. So I don’t see that happening , hence S3 incoming or some kind of reform.

Quite possibly have to pay 280e tax. It would depend on how the state decided to setup up the framework, it might not necessarily follow how cannabis is setup at all. We could still see products being sold in retail stores. Too early to say for sure though. Keep in mind that there are states right now with a big hemp economy that have no medical or recreational cannabis like NC. So them selling in state legal dispensaries are not even an option.

What? Those were the days when 1 in 4 homes were a foreclosure boarded up now selling, each day up and up and up, every Highschool kid got $100k to do a computer job after reading 1 book. Houses kept rising people kept getting more money and buying more homes. So much money nobody knew what to do with it but buy extra properties. Then 07 came and there were more homes built than buyers to buy them…the top was reached. Prices went down, people couldn’t sell at lower prices since no down payments were required in all those no doc no down loans. Zero down!! A guy making $7 per house living in his car bought a th with $700.00 for the inspections. These were my clients. A dude making $100 a month passing out Bible type books on the dc mall bought 8 properties no doc no job no down. So market crashed. You could see it coming 6 months ahead, the rental market crashed.  Then the hushing market crashes. Then the stock market.  I don’t see any concerns only major green flags for AI and crypto. There is a help wanted sign at every business here in NC. 10k jobs open for computer programmers. Tariffs  bringing in major $, lowering rates here n there is great, govt is now saving billions vs loosing billions in fraud. The world is going to change with AI more than the car phone and even internet. This is IT. Crypto…Biblical

Waffle House opened up a shell building in Raleigh, NC that literally just exists to cook and bag delivery/online orders. They don’t serve any dine in. My son's best friend moved recently into a very large 5000 square foot home in one of the nicest areas in Charlotte, NC. Do you like their coffee? I personally think their coffee is ass. (of course Starbucks pike roast is still ass, but I like a lot of their newer roasts). I think they have potential and that's about it. The east coast is pretty saturated with Starbucks and Dunkin, and Dunkin crushes from a price of coffee standpoint. One of the big things I think DB's has going for it is the drive through, speed component. Second, It is exceedingly expensive to make furniture and cabinetry in the US. That won't change, in fact input costs are getting worse. What will change is the low end will become more expensive for end consumers and the high end will remain too expensive for all but those with considerable bankrolls. For countries that are known for dumping (a la China) this might help some US kitchen cabinet companies, but there is simply no way wayfair priced furniture will ever be made in the US. So now you've raised prices on consumers, raised prices on developers for one of the most expensive parts of a home, for a payoff that isn't clear. If Trump actually wanted to help protect US manufactures, he would go after specific countries known for abuse, he would help lower physical input costs (doing the opposite), he would invest in apprenticeship schools like in Europe (but that's socialist), help lower energy energy costs (cancelling energy projects all over the place)

Colo deal that’s going to hit in January once one of their DC in Montreal is finished, tenant already lined up (Cerebras, look them up). Main upside is that they specialize in retrofitting buildings into DC instead of building them from scratch. It’s quicker too. They just bought a site this year in NC and are on plan that have it up and running in Q1 2026. They already have a LOI from a customer and they haven’t even finishing building it. That’s just for the 24MW. That DC can scale up to 200MW. MASSIVE potential. My other stock is DEFT. Canadian company that basically operations ETPs for crypto tokens. Basically like IBIT or ETH ETF or SOL ETF whatever but they mainly Operate in Europe. So you guys know how crypto is exploding, many are accepting, people want exposure to it etc?!?! Well they make it very easy and convenient to own it. They have I believe over 80 ETPs of crypto related products. Can own most token through their products. But the company makes money from managements fees, staking revenue, lending, etc. They have not had ONE month without net outflows, always growing. Crazy. Over a billion in AUM and they make a blended rate of like 7% of their AUM. That’s not all, this team is spinning out businesses like crazy. Last year they launched a business called DEFI Alpha - basically their arbitrage trading arm. Sometimes trades come up where they’re able to buy discounted tokens (one example is the FTX token payouts). Since most of the time they already own these tokens for their AUM, they’re able to replace, add, or hedge out risk etc. Another is stillman digital which generates trading commissions. Guiding for up to $12M on trading revenue from them. They bought it for about $5M in an all stock deal. Basically made their money back in a year. Hit me up if you guys want to know more

All of the furniture companies that closed down in NC is really tragic and we need that industry back, but if companies aren’t going to pay decent wages it’s almost pointless to do this because this is going to raise costs across the board. And the earth was warmer before the ice age. Considerably so. Anyone saying we are destroying the earth is simply opining without facts. How much carbon is too much? What's normal? What's the optimum temperature for the planet? Historically the planet has been far warmer. I tend to disagree on your second point. More time? How so? When the meteor slammed into the earth, the massive dust cloud blocked the sun for so long the earth became a block of ice for the most part. It has taken millions of years to get back to pre meteor levels, but we're not even close yet. As recently as the 80's Time Magazine had a cover warning of the coming ICE AGE... All these man made disasters are rectified by the planet. Man has no control over the planet. We simply don't. Leave something unmaintained and watch how the earth reclaims it. It's true in every instance. The planet is far more resilient and man can not destroy it. Man may perish, and then the earth will reclaim everything and flora and fauna will return to even places like Manhattan. I think the largest problem is overpopulation. Governments and businesses alike are forever looking to increase revenues, grow, and make more money. That takes more people. It's a damning process that harms the quality of life for all. Governments around the world are clamoring, including the US, for populations to start growing faster. Meanwhile, the average person wants fewer people. Honestly, the trees are digging this carbon. Life requires carbon and the earth provides over 75% of it naturally. Man isn't doing diddly to the earth with a 1/10th of 1% influx. It simply makes no sense. Go work out and make yourself a sweaty mess, then take that back in the 0.001% soapy water. You're still going to smell... :) I am all for doing what we can to preserve the planet, but when these half witted and proven failed products like solar and wind, create more carbon and produce less energy, that's not the right move to be making. Solar is an absolute disaster and millions of tons of highly toxic used panels sit with no recycling solutions in place. EV batteries are less than 10% recyclable. That's millions of more tons of highly toxic waste sitting. Eventually, and this will be out down fall, the highly toxic chemicals from the solar panels and batteries, will seep into the aquafers and that will destroy entire regions of life, farming, plants, animals. All gone. And it will take millions of years for them to recoup. You seem to be a fairly well read type, so you know that the aquafers span hundreds and hundreds of miles. I believe the Southeast US aquafer covers parts of FL, GA, SC, NC, TN, AL... lose that water supply and there's no food grown, no livestock feeding and watering. It's game over at that point. Unintended consequences.
