O pays a monthly dividend and has increased for like 25 plus years, ARCC is pretty much the top BDC company out there and pays like $0.48 dividend like 8% , and SCHD is like the top dividend growth ETF if your wanting dividends look at these, cuz I did like quick math for SELF and to hold 100 shares is going to cost like $536 with a $0.073 dividend so it pays about $7 a quarter you’ll get maybe 4/5 shares extra per year but $536 into ARCC @ $22.50 is about 23.7 shares with a $0.48 divided that’s $11.37 per quarter and in O for the same price you’ll get 9.4 shares that pay a monthly dividend of $0.269 so about $2.42 x 12=$29.05 but it’s a top REIT you may want to look into them but SELF doesn’t seem bad for like extra cash maybe also look in NAT

I dont know a lot about the industry full disclosure. I just pulled up the charts on those 3 real quick and they seem like more mature plays, probably better positioned as well which im guessing is why you like them more? What drew me to $SELF because it is a asymmetric setup. The floor is around $4.50 by my estimates. But the target is around $6.50 if we get a re-rate or another M&A attempt. It's not one I would buy and forget, just one I think would make a good position trade. Curious if you've seen any other smaller names that offer juicy setups?

It really doesn't need to be either/or. The market doesn't unilaterally move in one direction. For me, I've shifted away from some sectors (like BDCs, REITs) and companies (SHOP) I think will suffer in a recessionary environment and focusing on areas that should thrive (SELF for example). I'm not in or out, just focusing on the best odds given my best guess at a most likely future. I've also put a bit more into cash to buy future dips. Even if the bulls are right, there "will* be a dip at some point. I'd rather have cash on hand than just have to twiddle my thumbs waiting for a recovery. This is my advice, some of it conventional some if it not, feel free to adopt what is helpful! 1. Limit that HYSA to only 3-12 months of expenses, it should really only be an emergency fund. I determine this number by how fragile your life is and how quickly you think you could get income back up an running if something happened. (A single person in a in demand field with a low cost of living might want 3 months vs a parent with a high cost of living and a disabled child at home who might want 6 for example). Everything after that should go to other investments. 2. Since there is no match I would keep your 401k at around the 5% (take advantage of that automatic withdrawal) and start trying to max out the ROTH IRA retirement account with the funds you are diverting from the HYSA. you will be able do 7000 a year. 3. Overall savings rate is the percentage of your income that you are setting aside for savings. That 50/30/20 rule you mentioned for example, the "20" is an example of a savings rate. My advice is that this figure should ALWAYS be positive (which YAY you are doing) and it should be as big as it can be with out you feeling like you are not living life today. (more in 6). 4. These loans are not too bad, the interest is low enough that the money is better spent invested than paying them down early, unless you value the peace of mind and debt free life style of course. 5. If a short term goal might be paying your rent this month, and a long term goal is saving for retirement, a mid term goal might be buying a car or house in 2-10 years or something of that nature. For goals like this that will take over a year but will happen before you are 59 1/2 YO I recommend a simple brokerage with plane Jane boring index based total market SELF MANAGED investments. Its not glamorous, it won't make you rich quick, but you have a good shot at returning 8-12% a year with a fair amount of risk. Remember to hang onto it for a year for that spicy 15% tax rate! 6. Good work with the credit card, your doing that right! Here is where I diverge from the conventional wisdom. I HATE the 50/30/20 rule. I think it is a great place to start if you need to overhaul your finances but not a good framework for good financial hygiene. Think about it (Im going to assume no taxes to make the numbers easier to understand). If I make 100k a year, and I do 50/30/20, that's 50k on essentials, 30k on wants, and 20k on savings. Imagine I get a 10% raise. Obviously I wanna save 10% more, but why on earth would I want to increase my already 50k expenses for essentials! that's more then most people make! For reference my 50/30/20 is actually 13/18/65. I also firmly believe in giving as little as possible to the landlord and the phone company and going wild paying to improve my current quality of life where it really counts and paying future me so every day is better than the next. I think you are taking on even more risk here than if you just took your 3k a year and invested it into a simple boring no frills SELF MANAGED index fund based portfolio for 20 years at a trusted brokerage. A return of 8% in the same 20 years gets you the 60k input plus an additional $91,200 of profits with the same 15% tax rate. Then are revised once more concrete data is available such as 10Qs, unemployment filings, etc. To somehow imply it’s because the numbers are negative or bad, or the initial numbers were more rosey and the revisions were even worse so data was initially manipulated to look less bad, and because it’s an election year, it’s maximum regard. We’ve seen these kind of revisions before, both negative and positive.
