I disagree with 98% of what I read on Reddit. The best financial information is hidden behind paywalls. The remainder is the flotsam and jetsam of free articles that aren’t worth their salt. I can spot a Reddit portfolio a mile away. My experience is people don’t know fundamentals, think Technical Analysis is astrology and don’t do any math. Forget asset allocation or a trailing stop. 10-20 years is far for me to see. I know BRKB was $44 p/s January 2001. It’s $503 today. EQR was $28 p/s in July 2001. It’s $60 today and if you reinvested the dividends automatically you would be getting $111.76 per share in dividends today.
I've been balancing out my tech exposure with lower P/E, higher dividend stocks. such as: \- Non bank financials - Prudential (PRU) trades at 7x forward earnings and pays a 5.3% dividend. \- REITs - Equity Residential (EQR) trades at about 15x FFO and pays a 4.3% dividend \- Consumer Staples - Kroger (KR) trades at 12x earnings and a 2.1% dividend (vs 35x earnings for WMT). \- Apparel - Kontoor Brands (KTB) (makes Lee and Wrangler jeans) has had quite a runup, but is still under 14x earnings and pays 2.6% \- Aerospace - Textron (TXT) under the radar maker that hasn't participated in the runup of the big aerospace stocks, despite having the contract for the Army's tilt-rotor troop transport aircraft. Only a token dividend, but less than 12x forward earnings.

People fear what they don’t know and they don’t know stocks. This sub is named stocks yet you will struggle to find depth on the subject. It’s an echo chamber. I’ve gotten one stock pick off of Reddit in six years. I could list a bunch of stocks. It won’t help without an accompanying strategy. I build portfolios brick by brick starting with a strong foundation we can call the Core Portfolio. Once you have a strong Core you can entertain different strategies and asset classes. You should have an asset allocation juxtaposed with a defined trailing stop. Your simple question isn’t simple if you are doing it right. We know nothing about your tolerance for risk for instance. For the sake of brevity honorable mention goes to BRK.B, EQR. PSHZF, NET. I can reasonably expect these to be in a better position years from now.

LOL, I was just looking for articles to explain it. Everything I see is bullish, there’s a recent NASDAQ high EQR for the 22nd consecutive week. The only thing I can think is panic because it started to go down since the split, so jumpy people are offloading it because they’re new or don’t understand the market’s fluctuations. But I don’t really know, just guessing! It’s a mystery to me. I’m a long term holder, so I’m holding tight. I have a feeling all these people who sell their shares will be regretting it after their next earnings call. (At least I hope so!)

That was a great time to buy. Second — you don't know for sure what that apartment would have fetched if you absolutely had to sell it at short notice. The liquid REIT reacts much faster than the non-fire-sale real estate market. But put these together ... just treat the REIT as illiquid (i.e. don't sell until it's trading at a reasonable level) is one way to make these equivalent again. Third — most importantly IMO — REITs are highly leveraged. If you own one rental unit, even with a mortgage, that's far less leverage. A REIT approximates a landlord who keeps getting more and more loans based on cash flow from existing properties, all the way until the bank won't lend.
The one thing that makes me reluctant is massive drops I see in some of them. I took a look at EQR and I see it go down by 30-50% at certain points. I didn't find any apartments going down by that much in any popular city? I also have a bit of a question there. I see that they have a market cap of 28 billion, but only own 20 billion in assets. If I start an REIT, sell a million shares shares for $10 apiece, should I not own around $9-$10 million worth of housing? If people start trading the shares for inflated pricing, someone could just start repeat the process and start another REIT with better value.
Multi family REITs are good but it’s wise to avoid exposure to office. I like Essex, AVB, EQR
I don't think EQR is a bad choice. In fact, all else equal, I would like EQR better. But the discount to NAV is significantly better on CPT.
I believe EQR is a better buy than CPT. CPT has a higher P/E ratio and isn’t as present as EQR

UDR is the most sunbelt-centric residential REIT. AVB and EQR concentrate on supply constricted markets on the coast. ESS owns only on the west coast. These fall in line with your expectations of a tight property markets driving high housing prices driving high rents.
My father in law IPO’d his apartment company in the 90s and sold to $EQR in 1998 for $1.5B. Like 60% of the deal was stock, I’ll never forget him getting a call on the beach in Costa Rica while we’re on a family vacation late April last year, he sold like a fraction of his holdings and boom $25M. If everything is in NVDA, I think you should diversify about 2/3 of your portfolio into other industries such as healthcare, real estate, or consumer non-cyclicals such as PFE, EQR and COST. Or maybe have a large part of your portfolio in an exchange traded fund such as VTI or VOO.

It all goes in cycles. Sam Zell practically invented the REIT. If you would have bought EQR during the dips and reinvested the dividends automatically for the past 15 years. You would be reading this from your place in Bali.
If interest rates go down, REITs. They are fairly valued at the moment, but I am eyeing apartment and industrial REITs. EQR, PLD, AVB, to name a few.
Apartment REITs are benefiting from the housing shortage in the US, and the inability of people to buy houses due to high interest rates. They are trading well below the value of their properties, and are paying out \~4% dividends, compared to the 2% they usually pay. I like the ones that concentrate on coastal and sun belt markets with high demand and limited supply - AVB, ESS, EQR, UDR.
I used to own EQR, sold when it got overbought but considering adding again at these levels.

Thank, funny I just watched that seemingly famous video of why it never makes sense to exercise prior to expiration, but I think 7% do, so still happens for whatever reason...ignorance? And as for "Deep" OTM yes, I used that term loosely, and just looked it up based on your comment and yes it does indeed mean no intrinsic value at all, so no way it reaches strike, so I learned something... But the math I was looking at was futher out from yours, so say 61 cents for a 90/95 strike call spread on EQR (currenly 63) 1 year out. If it went up to 100 that put holder would be sitting on $500-$61=$439 net profit, and if they were one of the 7% foolish enough to exercise for whatever reason, instead of cashing in by selling option, I wanted to know likelihood it would be "at" me. But I did not consider the "only foolish people" factor, and only was focused on that 7% who do it, so thanks for enlightening me.
Two questions about "behavior" on deep otm calls. Let's say EQR, a big REIT, Dec 23 exp 1. The deepest OTM call is 95, which isn't really that far OTM since it happens 8-10% of the time if you look at history of 1 year moves, based on "touch" over DTE since American Style. Delta is 6. So my question is why doesn't the exchange add strikes further out when it's that close, since on other options you see them at virtually 0 Percent likely/delta. I tried searching answers and seems no definite rule...but that seems way to close to the money? 2. What percent should I guesstimate of American style Call holders of these Deep OTM calls assigning me slightly beyond (price wise) of the "touch" happening. On the 95 strike will they typically execute/assign at say 97 to pay for their call cost of roughly 1% and some profit? Or will most wait and gamble further at that point, with a percentage screwing up and having it drop down below strike all the way till expiration? Trying to figure out a factor to reduce that "touch" assignment likelihood a little, but obviously not below the full dte likelihood since that will automatcally cost me on expiration. Thanks.
EQR Equity Residential has a good dividend yield now. Most investors will probably be looking for income when the economy slows, inflation slows, bonds get expensive and low-risk stocks with a reasonable dividend yield become hard to find. For growth stocks, I think BJ has a good P/E considering how much it's growing. I believe it's as good quality as COST and P/E will increase once it grows large enough to be discovered and compared to COST. Costco always seems to be too expensive because it's such a good stock for the long term.
1) IDK what you mean by saying “list prices aren’t a proxy for actual rent”. IMO it’s the best proxy out. 2) I know about this and EQR is one of the defendants. Looking at their list prices is the same thing as looking at/using the platform
EQR right now certainly thinks the fed is going to be hawkish.
A few mulitfamily REITS - EQR/AVB for large urban coastal cities, MAA for sunbelt, and ESS for the westcoast. But based on the original thread comment you would be stating that apartment rentals would go south by shorting multifamily REITs which might not be the same as the housing market.
Just get AVB if you want quality. EQR if you trust in Sam Zell. AMH if you want single-family residential exposure.
What about REITs like EQR and AVB? 50% debt to equity. Debt maturity is 10 years at fixed rates around 4%.
EQR, AVB, ESS, MAA, CPT are my favorite apartment REITs.

EQR is one of the largest of not the largest residential REITs out there. I used to rent an apartment in Boston from them. They have properties all over the country. This is the one to hit

I hear you. EQR is an apartment REIT (a single company) so not an etf. It's mainly fixed rate debt and is quite low leveraged compared to private real estate, which the private market accounts for a majority of the market. A semi-reasonably amount of apartment REITS or individual companies will use floating rate as they thought it was cheaper than fixed so that does apply to some other landlords out there. Nonetheless, you are correct that as EQR's debt rolls over to new loans, each of those loans are going to have higher costs so their overall profitability will be worse: there is an asterix that a lot of larger companies have mutliple buildings and their debt will roll into a new loan across many years (some in shorter time periods than others) A really big thing that is happening now is that the spread of what a landlord makes on investing in a building and the borrowing rate may even be negative for an investor....that is a big deal and can very easily cause a huge crash in all real estate prices, as the vast majority of real estate is leveraged....weirdly enough, even if you are not a direct owner of real estate, there are many people out there that technically indirectly own it through a large market ETF, if you have a pension as a teacher/gov't employee, etc. you are likely invested in Real estate equity and debt as well in a semi-meaningful way; if you have insurance whether health,life, etc, your insurance policy eventually paying out will depend on the income from a building/landlord....things are definitely tied together, not trying to suggest the insurance companies are going to blow up, they tend to make loans on the newest properties at below market leverage, so the risk that they blow up gets a bit hard to imagine. Back to the original post about inflation though for apartments being higher than CPI says it is, I do agree with this but the manner in talking about it was way off. Housing Inflation (which for CPI is actually rent, not accounting for a homeowner)...and if you are thinking that there are a ton of homeowners out there, you'd be correct, so CPI for housing in that aspect is a semi-shit metric( you could think about massive single-family housing price increases in past year and even with a lag there was no reflection on this in CPI--as it is purposefully designed right now.) Housing CPI being a bit low for a longer period of time is partly because the rental market did have concessions during the height of COVID, did struggle with occupancy and landlords during this time could have very easily lost money compared to what was happening in single-family housing...as a whole group, they struggled but are now just coming off of a low and starting to raise prices.... kind of having wasted my time writing probably too much about how CPI more accurately works and real estate, my own speculation, is that it feels a bit odd looking at the CPI housing number and reconciling this with what is likely happening in the rental market itself, even considering the lag that CPI has built into it...maybe their more specific sources of sampling and then weighting that data have been bad? (note specifically mention weighting b/c a lot of people live in the coasts of the US rather than in the middle, so from time to time people think about rental costs of where they may live or some friends live and try to apply it to the whole country...
I don’t know how EQR’s loans are structured but if they are floating rate it makes sense for the ETF to go down as their loan servicing costs go up.
Zillow rent data stinks..so most of your graphs are bad...it's often so far from reality. A better rent inflation gauge would be to look at multifamily REITS like EQR if you live in a big city on the coast in the US or MAA if you live in the sunbelt...NMHC, industry group, might have some public info too. Also, CPI for housing is taken infrequently (you need to look at how it's calculated & how often). Housing like a lot of other stuff has crazy price increases (property taxes are a giant one, which a lot of places are experiencing b/c of huge asset bubbles everywhere & unlike a lot of other bubbles the local gov't doesn't like to reassess lower when prices come down), labor to do things, paint got crazy expensive, timber prices are nuts...on the investment front right now something hugely relevant are rising interest rates, which will effect housing prices and bring them down. Your rent may go up but that does not mean the landlord is actually doing better (income +appreciation)....take a look at Residential REITS for example like EQR (one of the largest apartment reits): has been getting smoked lately largely b/c most people see interest rate rises....a $2.50 annual dividend is not helping a $15 stock price decline.

If we're talking REITs we should bring up Sam Zell- a self subscribed " grave dancer" who is one of the greatest investors most people don't know. EQR gets a vote from me. Arbor Realty Trust- mortgage REIT that is currently profitable and should do better as rates rise. Great management, great company and pays a hefty dividend yield. STAG- my favorite monthly. UMH- This is manufactured home REIT small-cap that is under the radar. Just as important as the picks is reinvesting the dividends automatically.

I don't think that's correct. To the extent that SFR are being bought by investors, it's a combination of small investors and institutions such as Invesco, Blackrock, Starwood, etc. AVB, ESS, UDR, EQR, etc. aren't playing that game as far as I know.
Over asking doesn't necessarily mean that the returns aren't there, but I didn't mean SFR REITS. Apartments /= SFR. I'm thinking more like EQR, AVB, ESS, UDR, etc. I know less about industrial REITS--not my specialty--but given the way Americans are buying products nowadays and the need for warehouse space to cater to these buyers, it's worth knowing more about.
I currently own long-term puts on EQR as a hedge against a crash in real estate (very OTM). That being said, I also have long-term puts on TSLA to hedge against similar downturns (also very OTM). I believe that if real estate goes down, then stonks will as well (and TSLA has much farther to fall than even the frothy real estate market). Here’s my logic: I believe that both real estate and stocks are propped up by fed bond purchasing, low interest rates, etc (which will have to reverse at some point). Combine that with record levels of margin debt, and it’s a very scary situation once the fed does start QT (stocks/real estate go down because institutions have less cash, institutions on margin default, they are forced to sell, causing prices to go down further, etc). Not financial advice. Just my thought process for my investments.
The promising signal for today is EQR. Buy Long at $80.95, let me know if someone wants more signals, because don't want to flood with unwanted comments :)
Avalon Bay (AVB), UDR, and Equity Residential (EQR) are great options for residential REITs, but they operate in the multi-family space. There are also REITs that focus specifically on single-family residential rental product, and that is a huge growth market in housing. The big players there are American Homes 4 Rent (AMH) and Invitation Homes (INVH). Ultimately, all these have had a huge run up already as housing markets have been uber-hot and people often use REITs as inflationary hedges---but these are also still great long-term investments for dividends and covered calls. The great thing about rental housing in general is that leases are typically only a year so there is always the opportunity to reprice rents in the near term and owners pass through operating expenses to their tenants as part of the rent, separate individual billing, and RUBS (Ratio Utility Billing System) invoicing.

I stick with EQR which focuses on residential buildings in denser parts of the USA (nyc, etc). I have a firm belief that living in cities in the usa are the way forwards over the 25+ year time span, so I put my money where my mouth is. Keep in mind, many will tell you that buying real estate yourself is better because you can make use of leverage via a mortgage. This is true, but REIT's also routinely take loans using their other buildings as collateral. While it's not the same interest rate, it's still competitive. Ideally you would diversify a bit of course via buying into O and others, but there is where the majority of my real estate focused investment sits, while I rent in the meantime.

For safety, I don’t mind EQR plus SPG.Held summer expiry EQR calls that I held as defensive; let them go when I became more bullish. EQR for safety, SPG for more gains (but they’re not big gainers). They’re nice because a lot of them had the shit beat out of them so much (and some, like EQR, were bottoming pre-pandemic) that they’re fairly safe if we get a boring flat economy or a pullback. Problem is, they’re not gonna fly either, so going OTM doesn’t get you any deals when there’s no guarantee they’ll pop. For safety/a safety % of an options portfolio, I don’t hate 5%EQR and 5%SPG. I’d want a few days of nasty trading/a bad S&P for entry personally... but what they’re great for is shit markets and actually selling them off when everything else tanks. But I usually keep shorts/short positions for this. But maybe now that I think of it, ITM reits are better than cash-gang in a market that’s probably gonna start ripping up sometime in the next couple months. And personally I’d never do put leaps—especially not in this market. Puts/shorts are always better 90DTE or less imho. Because, for better or worse, although companies always fail over time, markets always go up. Picking a 9mo dip... it’s tough. I’ll do leap-ish puts on NVAX when the time is right, but iv is crazy-high, as everyone else is waiting to ride it into the dirt as well. There’s one place I actually would do put leaps—and hold many, many contracts: but I’ll lose you here and everyone thinks it’s nuts: I short gold, and have been buying varied 1/2023 atm puts whenever it tests 1800 or gets bold. When 2024/later options come out in sept? I’ll buy more puts. I think gold is dead as a hedge, but this would be the *very* beginning of it (and I may trade out of my gold shorts) so it’s not something i can really recommend.
EQR is what you are looking for and maybe also check out AVB. I personally like CCI but that is a communications REIT.

Think I see a lot of comments about your capital being spread thin. I tend to agree because you can’t contribute unlimited money into a Roth; only the 6k legal limit for this year and last. That’s a small position per each company, maybe even a fraction of a share in some cases. I use my Roth purely as a place for my REITs, and for REITs I’d recommend hedging against inflation a bit by buying some residential. They tend to be hedges because leases are short and as rates and rent in the area rises, they can quickly adjust. Something like ESS, EQR, AVB. Otherwise, manufactured home like SUI can be great for stability and share price appreciation but MH tends to be rate-sensitive.

For some of the ones I'm more bullish on I stopped selling CCs except OTM when it spikes bc I can't resist capturing some gain, so it acts more like a hedge than wheel since I don't want to be assigned. I don't really sell CCs on any of the REITs I have (O, EQR).
