I won’t lie I only made about 12% because of some poor investment choices. Late year investments into Altria, mid year investments into DG and SMCI dragged me down. Decent returns on NVDA, WMT, and a surprisingly good return on UNIT from buying at the bottom made some decent money for me. I have only been investing for two years. I plan on holding this thing for another 5-10 years because that is what I am comfortable doing. if you have a decent amount of money I'd play with different ideas, don't be willing to play with money you arent willing to lose, there are no guarantees and you could lose it all. have you heard of REITs there are real estate investment trusts which pay dividends, I hear good things about ARR, NYMT, UNIT and GNL. watch the market if you see an overall dip that's when I'd get in. that's what I did back in 2020. I saw an opportunity when the whole market was down and just went for it. not saying you'll get as lucky as I did but don't just dive head first with everything, keep some money on the sidelines as a back up. have a limit to what you're willing to lose and if you picked a loser don't be afraid to sell at a loss. not all stocks recover and you could end up in the red forever, get out before it is too late. don't be afraid and get fomo. don't worry that someone else picked a stock that jumped 500% in a week. and when you get lucky enough to find one like that make sure you get out when you can. some stocks will jump up and shoot right back down. I really like investments that are fairly crucial to civilization such as: electrical utes, waste management, & computer infrastructure. Utes since everyone needs to plug in to run their house, soon their cars, etc. Waste management since everyone hates dealing with trash. Computer infrastructure - not software, not building computers, not semi's but the actual cell towers or fiber that carries the signal. Like buying stuff that is not on the bleeding edge but far enough back from the bleeding edge that it is hard to replace. Makes for boring companies for the bulk of the portfolio. Not dying industries, not unexciting companies, just companies that make money in a boring way - day after day, week after week. Companies would include: AES, CWEN, HASI, UNIT, SACH, SPTN, POWWP, BANCpF, KEYpK, ING, HTGC, TRIN, & CC.

I read that Windstream is UNIT's biggest tenant. If for whatever reason they don't pay their rent that's going to substantially impact their income. Windstream filed for bankruptcy at some point. Even with their payout ratio only being 34% of FFO it's still a risky play having so many eggs in one basket.
UNIT might be a good play, $4 REIT and has short interests at 109% with 6 days to cover.
Most recent earnings indicate their true value is $11.42 via Uniti's website. The ex-date will normally drive a stock value as investors are looking for safe places to put their money. The Internet is the backbone of the world and that's where UNIT provides service and expanding. They're a company in full production & profit mode. In March the CEO invested and in April the price dipped below $3 a share. Hedge funds want a quick buck so why not short a REIT that had two bad earnings reports in the last year. GME, AMC, and Caravan have been kicked off with less short interests and the board didn't even invest. In my eyes, there is a real short squeeze opportunity. I'm ok with the price dropping but then "they" win and win big. Sharing is the market investors way to be successful. REITs are special because they have to pay share holders 90% of their profits as a dividend. I think the short sellers are wrong. I understand why they short GME, AMC and Caravan. None of them make money!

I've been reading more into Unitis earnings. "macroeconomic challenges, including persistent inflationary and supply chain pressures" is why they are missing earnings. It's just a down time for them. And it’s at a 3 Month high, I think there is a solid reason to invest based on the need for fiberoptic networks in the USA and the CEO invested back in March. Does anybody have strong opinions on Uniti Group (ticker: UNIT) as a long play for dividend+growth? I'm looking at them and deciding where I think the bottom will be for them.
