Lots of people are either conveniently forgetting or ignoring the fact that we had cheap RAM/Flash storage prices, specifically dropped at around 2023/2024 because people were buying electronics like crazy at the beginning of covid and in 2021/2022. Because of that companies like samsung micron etc anticipated more demand and increased supply, only for the covid restrictions to be loosened or removed worldwide starting 2023/2024. So people stopped caring about electronics and started going out doing stuff instead, WFH was being phased out, all that dramatically increased the supply of RAM and other electronics thus the significantly cheap memory prices. Fast forward to 2025, Flash memory manufacturers anticipated dramatic drop in demand due to no covid restrictions, no wfh, and reduced the supply. Then suddenly, AI datacenters started hoarding all the RAM and storage and GPUs, so they ran out of supply earlier than the normally would. This tells us that the flash storage manufacturing is either a very complex business where the margins are razor thin so they have to try very hard to maintain the balance between supply or demand, or the executives working at these manufacturing companies are COMPLETE FUCKING MORONS LIVING IN OPPOSITE LAND and we will see dramatic increase in supply in the next two years, and then AI bubble will pop and the same thing will happen again.

Alternatively make sure you're also buying inverse factors (things that hold value or go up when there is a market dip) like farmland (currently LAND and FPI are very discounted). Keep 20% of your portfolio in inverse factors, then when there's a market dip, sell some of of the inverse factors to buy the dip. But this requires setting up and maintaining in advance. It pairs well with a "buy VOO and chill" strategy as it becomes "buy 80% VOO, buy 20% inverse, and chill; occasionally rebalance when there is a big market swing"

Farmland is one of the most fragmented real estate sectors, the typical owner is still a family businesses with a few hundred acres. This ties all the way back to the homestead acts when settlers could claim 160 acres. Consolidation is pretty much inevitable, though, since farmers generally need to operate at least a couple thousand acres in the 21st century to stay in business. That means leasing most of the land, since buying it would cost tens of millions these days. Leasing is typically a great deal for the farmers too, since they can increase their scale with minimal capital outlay. Many agricultural rents right now are actually lower than the interest on the mortgage would be. The farmers typically rent land from other families down the road whose kids left the industry, or from an institutional investor. For a while the classic one was insurance companies. They needed stable returns with low correlation to the rest of the market, it’s why farmland is a great investment. Now there are more high net worth individuals, like Bill Gates, and small private equity groups, getting into the sector. The bigger players include the REITs, FPI and LAND (which still have relatively small market caps), as well as investors like the Mormon Church, which is practically a sovereign wealth fund with a religion. I think there will be a number of farmers going under in the next year. Grain prices are way down, labor, equipment, and other input costs are up, interest rates are still high, land prices haven’t come down… it’s not looking good. It’s possible congress will come to the rescue. Falling interest rates may save some operators, too. But it’s not looking good. I suspect we will see more land trades and falling prices. Institutional buyers will probably gobble up a lot of it, but there’s really no alternative. The average farmer is in their early 60s if I remember correctly, and the younger generation isn’t showing much interest in taking over. When land is inherited some or all of it is often auctioned off because the kids don’t want it or can’t afford to pay the estate taxes if it’s a big farm. I think securitizing more land is a good thing, it’s a great bond alternative for pension funds, IRAs, etc and direct investment isn’t practical for most people. I’m also not that worried about foreign investment in American farmland, that’s what we have the military for.

THE PURPOSE OF THIS IS TO JUSTIFY SEIZING NATIVE AMERICAN LAND IN NORTHERN ARIZONA WHERE THE LARGEST COPPER DEPOSIT IN THE US WAS RECENTLY FOUND. I'm holding a lot of cash in money markets, probably 30%. I have some off-market higher-risk investments that I have to be concerned with, so I'm going to be a bit more conservative than most. I figure getting a handsome interest rate (4%-ish) while taking effectively zero risk. The biggest concern is inflation indicators, and if that happens, I'll likely throw a big chunk into LAND. I'm also considering throwing some of it into small-cap europe and asian market ETF's as a currency risk hedge. Right now I just want to get to September unscathed. I feel like nothing makes sense, and this is a classic "[Sell in May and go away](https://www.investopedia.com/terms/s/sell-in-may-and-go-away.asp)" scenario, where it's easy to have rosy Q1 and Q2 reports, but when there's actually a ton of uncertainty (and actual bad shit happening), then you won't be able to hide it in Q3 and Q4. So many indicators are screaming *high risk*, that I just threw up my hands and decided that it's too much risk for me.

I had several friends who were dancers/escorts (both male and female) in those days and this is what I remember in case it's helpful: In late 2007, my 28f friend went from being a realtor to dancer within weeks of Countrywide announcing they were changing their rules around income verification. This was huge because people who were easily qualifying with fake check stubs and job letters were no longer qualifying for homes during manual underwriting. She went from $20-30k a month to 0. Dancing only got her $2-3k per month and she was forced to start over and move away. Not saying she wasn't a part of the problem just sharing results. Mosr San Francisco dancers I knew (Little Darlings, Roaring 20s) got restaurant server jobs and went to bartending school in 2008ish. Some did MLM work, with me, promoting different random 2008 products in malls, shopping centers etc. Private parties didn't pay more than $500 so it wasn't worth it, when the expectation was always to f.. Moved to AZ around this time and Alaskan Bush, Sonny's, Cheetahs girls were hoping to go to 18+ clubs instead of 21+ because they were making more money on the full nude side where no alcohol is served. Most construction workers throwing 2-5 tips and no private dances, no bachelor parties etc. It was rough. I almost bought a club with a gas station buddy business partner of mine - average sale price of a strip club was $100-250k. Which if yall know about that biz, that is a cheap price to include a liquor license AND the LAND it is on. Ultimately passed because there was no money and I could tell the girls wanted pimping for more money and I'm not about that life. By 2010 many pill popped the club scene and became bottle service girls and "promo models", many working for free hoping to catch a break. My dancer guys got married, many to very very very rich men. In 2012, some of those same ladies though went back to dancing, on the side/weekends, started their own promo agencies, went tattoo and low rider girl route, going to all the conventions etc. None strangely turned to porn. All that to say from 2007-2012, they unanimously said it was the worst ride of their lives. Went from dropping thousands on European cars they bought at buy here pay here's that were lemons, to rolling in beat up Toyotas.

REITS are categorized by property times. I was treated so bad at a target due to some poeple threw some discriminatory slurs on me while I tried to use my $5 coins. and i wrote a letter to the target corp and received no response for . and I’m a model citizen. similar tickets were handled very nicely and correctly with HD, walmart and even at red lobster. By how target treats a regular customer like me, i can tell it has some serious issues at the corporate office. If i’m ignored for complaining I can’t use coins at the casheir , you can imagine how they handle other claims. Target is at a weird spot too. it can’t go as efficient /cheap as walmart and it can’t compete with nordstrom. I don’t know what advantage it has? it has sbux stores? don think so. It’s an absolute to let go stock for me LAND. Anything related to land development is risky. I don’t know LAND particularly, but I work in real estate and majority of the price appreciation comes from construction costs, not land itself. I would just do mineral rights companies if you have to invest real estate in stock market. I have to say, those 2 are meant to be losers.
