I like SITE. I owned some for a while, but sold to consolidate into fewer positions. If the price pulls back more I'll probably buy back in. They sell landscaping stuff to contractors. There has been a strong trend in the last couple of decades, from people doing their own yard work, to hiring landscaping companies to maintain more and more properties. SITE has been buying out a bunch of smaller stores and using their own supply chain to benefit massively from economies of scale. They've increased revenue by over 50% since 2020 and remained profitable every year, with almost 0 dilution and despite acquisition costs. I expect to see strong industry growth to resume once rates come down, continued growth via acquisition, and improved margins as they expand.

I'd rather own broader plays like distributors (I own BLDR.) BLD, IBP other examples. SITE also taken higher today with homebuilding-related. There's also mortgage-related plays (TREE, BLND.) All of this stuff is way overbought at this point - not to say that overbought can't get more overbought - but I wouldn't pile in after the run of recent days. Look for dips and dips will probably be short/get bought up.

I do my own modeling and compare my numbers against 3 separate analysts on specific stocks in both mREITs and eREITs. I track BDCs too, but I don't have any open positions in BDCs since their price went gangbusters and I sold everything out. P/FFO is a solid indicator and is an important measure. But there is a lot more to it that just that. SITE centers, right now, is an example of that. Market has their portfolio marked at something around 8.5% cap rate while they are out there selling properties and getting financing at 6.5%. For the record, I don't have any position in SITE, but that's a recent and solid example of why P/FFO isn't everything.

As someone who likes to buy the 'best' deal (in my mind) from each sector/industry to diversify, my eye twitches a little bit when I see people on reddit with 50%+ of their money in tech (especially large cap tech). At 19 you can afford to take some risk in your investing so I'd be more inclined to look at small-mid caps with large growth potential (and maybe a pick or two outside of tech). For instance I own a few shares of SITE. They're basically trying to take over landscaping retailers in the US and streamline their product lines. Aging population=more people contracting out yard work in my view. I've also been watching WSM and might buy soon. Their shares are up \~3x in the last 5 years and they've got a P/E of about 10 with good revenue/profit growth.

What leverage? If Twitter is selling click-throughs for 50 cents no one is going to go pay 75 cents to another platform because of audience size issues. THEY DONT CARE ABOUT AUDIENCE SIZE, THEY CARE ABOUT HOW MANY COME TO THEIR SITE. If cost to run your add is $500,000 to reach 10M people on Platform B, and Twitter charges the same for same audience size, and Platform B produces 200,000 click-throughs and Twitter produces 400,000 click-throughs, you are never switching away from Twitter even if you find out that half of their audience was bots. Internet advertising isn't hard to understand. I've helped run campaigns for internet sales companies. Every site has funky metrics and some bots, but it never matters. THe only thing that matters is how many sales did you make for me, and based on Twitters revenues, a huge number of advertisers are seeing excellent results on Twitter.
